Commercial Loan Servicing Specialist

The Heartland Team is looking for a dedicated and experienced Commercial Loan Servicing Specialist to join our team. The Commercial Loan Servicing Specialist will be the point person for perfecting collateral, processing line of credit draw requests, participation and swap loan payments, hazard and flood insurance monitoring, handles payoff quotes and general loan maintenance.

A typical day in this role might include:

• Processing of Non-Revolving and Revolving Line of Credit Draw Requests.
• Monitoring hazard and flood insurance policies in the Commercial Loan portfolio and contact person for the customer and insuring companies regarding those policies.
• Scanning and indexing of loan and other pertinent documentation.
• Perfection of collateral post-closing for Commercial Loans by filing appropriate documents with the County and/or State, on an as needed basis including, but not limited to, Mortgages, Assignments of Rents, UCC’s, Heartland Bank lien on Auto Titles.
• Exception Report - performs the necessary calls / follow up required to obtain original filed documents, including but not limited to Title Insurance Policy, original recorded Mortgages, original recorded Assignment of Rents, original filed UCC’s, original and encumbered auto titles.
• Transactional maintenance and payment processing on the loan system as needed.
• Payoff quotes and processing of the same upon receipt of funds.
• Release collateral from paid off loans.
• Process subordination, partial mortgage release, and partial collateral release requests.
• Post-closing quality control loan review
• Maintain and manage files for Fed Pledged Loans
• Preparing default letters and other correspondence
• Assist in gathering items requested for audits and/or as requested by legal counsel.
• Assist customers and other Heartland Bank associates with general loan questions and/or maintenance.

JOB REQUIREMENTS:

• High School Diploma or equivalent.

ADDITIONAL QUALIFICATIONS:

• Minimum of one year of retail, commercial or loan processing experience preferred.
• Microsoft Windows, Microsoft Suite including Outlook, Internet Explorer, Laser Pro, CBC
