Responsibilities:
- Oversee the daily operations of multiple properties, including leasing, maintenance, and tenant relations.
- Manage the property budget and ensure financial goals are met.
- Coordinate with vendors and contractors for property repairs and maintenance.
- Advertise and market available units to attract potential tenants.
- Screen and select qualified tenants, conduct lease negotiations, and enforce lease agreements.
- Handle tenant inquiries, complaints, and requests in a timely and professional manner.
- Conduct regular property inspections to ensure compliance with safety and maintenance standards.
- Maintain accurate records of property-related transactions, contracts, and leases.
- Utilize CMMS (Computerized Maintenance Management System) to track maintenance requests and work orders.
- Utilize OneSite or similar software for property management tasks such as rent collection, lease renewals, and reporting.
Experience:
- Proven experience in property management or related field.
- Strong knowledge of property management principles, laws, and regulations.
- Experience with property leasing and upselling techniques.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook) for data entry and reporting purposes.
- Familiarity with customer relationship management (CRM) software for maintaining tenant records and communication.
Skills:
- Excellent communication and interpersonal skills to effectively interact with tenants, vendors, and team members.
- Strong organizational skills to manage multiple properties simultaneously.
- Attention to detail to ensure accuracy in financial records and lease agreements.
- Ability to analyze market trends and make informed decisions regarding rental rates and property improvements.
- Problem-solving skills to address tenant issues or property maintenance concerns promptly.
