As the Property Manager for We Buy Houses, LLC. (64 units) , you will utilize your proven skills and knowledge to readily adapt to the challenges. No one day will be the same - requiring the ability to prioritize, multitask, think creatively and take initiative. You will listen to residents’ needs and confidently recommend solutions to overcome concerns. You will actively participate in the leasing and renewal process at your community by engaging with prospective residents. You will also process all notices and payments, coordinate with the maintenance team and establish relationships with vendors. Additionally, you will act as a right hand to the asset manager by providing reports on vacancies and helping with various management tasks outlined.
QUALIFICATIONS
- EDUCATION/EXPERIENCE – Three years related property management experience and/or training is desired, detailed knowledge of Fair Housing rules and procedures, prior experience with Section 8 preferred, high school diploma or equivalent
- COMPUTER SKILLS – Must be tech savvy! Demonstrated proficiency in working with computers including word processing, online property management software (Appfolio preferred), Internet websites, cloud storage (Google Drive), Google Calendar and social media (Facebook)
- PROBLEM SOLVING/CRISIS MANAGEMENT – Must possess ability to handle difficult people, to work under pressure, to meet deadlines and to accurately perform multiple tasks at the same time with interruptions, solve problems and make decisions when necessary
- ORGANIZATIONAL SKILLS – Very detail-oriented, ability to keep workplace neat and orderly, work within a budget
- SALESMANSHIP – Ability to advertise units in person and online, promote apartments on social media and to negotiate contracts with vendors
REQUIREMENTS
- Must live in close proximity to apartment complexes in Noble or live on-site
- Must be able to travel to Norman for leadership meetings
- Must be able to furnish your own smartphone and laptop to do work at office
- Available to be on call and work a flexible schedule, including weekends

- Keeping the playground area clean weekly
- Keeping the laundromat area clean weekly
- Collecting revenue from vending machines/laundromat weekly and depositing at BancFirst
- Reporting revenue weekly to office manager/bookkeeper
- Maintaining RDS tenants
- Maintaining Section 8 tenants with inspections and online portals
- Maintaining Landlord Locks keys and lockboxes
- Overseeing/hiring maintenance for work orders, quarterly AC filter changes and make readies with Appfolio
- Overseeing/hiring vendors for monthly extermination, seasonal mowing, AC/heat, electricity, plumbing

- Monthly gross revenue
- Occupancy/vacancy of portfolio
Job Type: Part-time
Pay: $18.00 - $20.00 per hour
Expected hours: 20 – 35 per week
