The candidate will be responsible for administrative functions for move-ins, move-outs, deposit accounting, delinquency management/legal notices, and leasing a portfolio of residential properties (400+ units). Candidate will need to be comfortable with; developing advertising and leasing plans for the properties, performing regular property leasing tours, and leasing administrative duties.
Job Responsibilities:
- Delinquency management and legal notices
- Renewal letters and follow-up
- Leasing a portfolio of residential properties.
- There will be travel within Los Angeles. Roving administrative support in properties in the valley and Koreatown.
- Scheduling leasing tours at various properties in the portfolio and walk units for move-out inspections.
- Conduct market research, review, and establish competitive rental rates
- Negotiate leases, collect security deposits, and prepare lease contract for residents
- Maintain all aspects of the property by investigating and resolving tenant complaints, enforcing rules of occupancy, and inspecting vacant units
- Ensure all effective advertising techniques (Craigslist, office rental listing, newspaper, internet, street signs, mailings, etc.) as applicable are followed and regularly implemented
- Ensure move-out statements are done in a timely manner, walk thru with tenant and resident manager, chargeback damages to unit (including but not limited to late fees, unpaid rents, proration's, tenant chargebacks, etc.)
- Other projects as needed.\
Qualification Requirements:
- Candidate must have a minimum of 2-3 years of property management experience, leasing, sales experience, and supervising employees (preferred)
- Strong computer proficiency, MS Office - Word, Excel, Outlook, and QuickBooks (Yardi software user is a plus)
- Able to work in a fast-paced environment and successfully multi-task;
- Excellent written and verbal communication skills
- Ability to interface with all levels of individuals, both internally and externally, in a professional manner including tenants, co-workers, resident managers,and management
- Team player, with a strong work ethic and hands-on experience
- Strong organizational and time management skills;
- Some walking, standing, and bending required
- Valid California Driver's License
- Good leasing skills and customer service
- Multi-Language is a plus
Job Type: Full-time
Pay: $26.00 - $28.00 per hour
