Tickets.com is looking for a Manager Office Operationspassionate about building engaging products for our fans.
The Opportunity: The Manager, Office Operations and Facilities is responsible for managing the day-to-day operations and build out of MLB's new Los Angeles, California office, with the overall goal of ensuring that the office is a hospitable environment where people want to work. This position will manage complex and technical duties related to MLB's office relocation project; prepare and maintain a variety of records related to facilities planning and construction; and ensure compliance with company practices and regulatory requirements.
Essential Job Functions:
- Project management of a build out of an office
- Manage logistics for office vendors - deliveries, set up, break down, COIs, building work orders as they relate to Office Operations
- Ensure that Office Operations are conducted in a manner that promotes safety and complies with all federal, state, and local laws, regulations, and codes
- Oversee and manage all construction needs, remodeling, painting, and refinishing of new office while ensuring that business is not disrupted
- Manage, oversee, and coordinate all facets of the construction phase of an office build out including mobilization, construction, and closeout
- Provide operational oversight for assigned workplace projects, and regularly communicate to project stakeholders on operational improvements, outcomes, and recurring issues
- Act as company liaison to all outside vendors in the area of Office Operations (shipping and logistics, office cleaning, supply ordering, etc.)
- Review plans and specifications for construction, installation, new equipment, and equipment enhancements to ensure that all safe-workplace requirements have been met
- Manage and coordinate project team and contractors in communicating directives and ensuring the project scope is built according to plans, specifications, and cost limits.
- Ensure project-related coordination of City/County/State permitting and application processing.
- Assume responsibility for project documentation, lease updates and project records including lease correspondence, close-out schedules, warranties, contract/change order summaries, drawings, site plans, and administrative correspondence.
- Ensure the office has the amenities and facilities to enable employees to be productive and efficient while maintaining and reinforcing the culture of the company
- Monitor expenses and purchase order activities related to facility operation items, and participate in quarterly and annual budgeting processes
- Participate in ad-hoc projects as needed and requested
Requirements:
- 5+ years of experience in operations, facilities, and space planning
- Bachelor's Degree
- Knowledge of commercial property management, including building operations, tenant relations, leasing, contract services, coordinating tenant improvement construction projects, financial statement analysis, budget preparation and variance analysis
- Familiarity with general building standards and safety and emergency codes and protocols
- Ability to be in the office Monday through Friday; nights, weekends, and holiday coverage may be required on occasion
- Available and "on call" to address operations issues during non-work hours
- Excellent verbal and written communication skills
- Detailed-oriented, with strong project planning and time management skills
- Ability to work within a budget
- Flexible team player, with a track record of reliability and strong interpersonal skills
- Able to exercise discretion with highly confidential information
- Ability to lift approximately 20-40 pounds
- Computer literate, and familiar with all Microsoft Office products
Salary Range is $90-110K
