The role of the District Maintenance is to manage the process of maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The District Maintenance Support will carry out assigned duties in a safe manner and other duties as requested by the VP of Operations.
Essential Duties and Responsibilities include the following.
Hiring/Training:
- Assist with new hire screening and interviews for Maintenance Managers.
- Assists with developing community Maintenance Managers.
- Monthly training calls for EDs and Maintenance Managers on environmental and safety policies/protocols.
- New onboarding training for new Maintenance Manager and ongoing training for Maintenance Managers.
- Facilitate maintenance meetings.
- Develop strategies to optimize maintenance operations.
Monitoring/Audit/Report
- Preventive maintenance monitoring programs.
- Fire, life safety, disaster and evacuation procedures and documentation.
- Ensure Weekly and monthly quality assurance programs are being followed.
- Oversees environmental expense management to include renovations, CapEx and routine maintenance.
- Monthly reconciliation of CapEx projects vs. Emergent Expense events
- Safety inspections/programs are in place as it relates to OSHA.
- Community specifications in Blue Step.
- Emergency preparedness and support systems.
- Evacuation planning.
- Emergency supplies.
- Resident assistance logs.
- In-services.
- Survey compliance and corrections.
- Fire Marshal compliance and repairs.
- Vehicle insurance.
- Monthly odometer from company vehicles.
- Fleet maintenance.
- Vehicle damage reporting.
- Reporting insurance claims.
- Oversee quality control on projects.
Onsite
- Provide hands or coordinate assistance to a community with vacant maintenance positions as needed.
- Completes bi-monthly site visits (environmental inspections) and follow up until community is in compliance. This includes full day audits and review of apartments, common areas, exterior, etc.
Renovations/Acquisitions
- Due diligence visits.
- Routine management and oversight of projects as directed.
- Team Preparation calls.
