Job Summary:
We are seeking an experienced Maintenance Coordinator / Supervisor to oversee the scheduling of maintenance operations on our portfoilio of properties managed. The Maintenance Coordinator will be responsible for ensuring the timely repair of managed properties by assessing and prioritizing tenant work orders, assigning and dispatching vendors and the following up with tenants and vendors to ensure timely and full completion. Coordiantor will also assist with the coordination of property turn over repairs to make properties rent ready. Knowledge of general home repairs is a must. This role requires some technical knowledge, excellent communication skills, and the ability to effectively prioritize numerous demands and manage scheduling.
Responsibilities:
- Supervise and coordinate work orders
- Communicate with tenants to better diagose and clarify requested repairs
- Conduct inspections to confirm completion of repairs
- Coordinate with external contractors for specialized repairs or services
- Maintain accurate records of maintenance activities using property management software
- Monitor and develop pool of approved contractors
- Estimate costs of repairs for property owners
Requirements:
- High school diploma or equivalent
- Valid driver's license with good driving history
- Reliable transportation
- Proven experience in maintenance coordiation or supervision
- Knowledge of general home repairs including drywall , painting, flooring, electrical, mechanical, plumbing, and HVAC system repairs
- Ability to work independently
- Strong problem-solving abilities and attention to detail
- Basic computer and smart phone skills
- Experience using Microsoft Outlook, Word and Excel
- Ability to communicate effectively in English, both verbally and in writing
- Ability to speak Spanish is highly desired
