PATH Ventures is a statewide leader in the development of affordable and supportive housing communities. Recognizing that homelessness is fundamentally a housing issue, PATH, one of the largest homeless services providers in California, created PATH Ventures in 2007. Since its creation, PATH Ventures has completed 27 residential projects and is on track to have a total of 44 residential communities in the next several years.
ABOUT THE JOB
As part of the Asset Management team, the Asset Management Specialist will work with the Associate Director of Asset Management to manage the overall operations and performance of PV's properties. As a member of the Asset Management workforce, the primary responsibility of the Asset Management Specialist is to ensure the financial performance and overall success of the affordable housing portfolio.
Position Responsibilities:
- Operational Management Tasks: Help oversee the contractors that serve the buildings, to ensure that they are performing their duties to the satisfaction of the owners and residents that live there. Assist in the identification of opportunities to reduce utility costs and improve operational efficiency, working closely with contractors and vendors to implement energy-saving solutions, including environmentally friendly features and technology upgrades.
- Financial and Risk Management Tasks: Assist with the planning, monitoring, and cost management of our affordable housing portfolio, to ensure that our properties have the financial resources they need to provide safe, decent, and affordable housing for our residents. This includes helping with the creation of a detailed budget, regularly monitoring actual expenses so they stay in line with projections, and executing cost-maintenance strategies so that all financial obligations are met.
- Compliance and Regulatory Tasks: Ensure compliance with local, state, and federal regulations for our affordable housing portfolio. This includes the monitoring and analyzing of regulatory requirements, helping with the development and execution of compliance plans, and assisting with assignments that keep the portfolio in good standing with all regulatory agencies. The successful candidate will be able to stay on top of the complex and constantly changing regulations to ensure that all requirements of the property are met.
- Specific tasks in these three areas include:
- Monitor and analyze the financial performance of the affordable housing portfolio. Develop and execute operational strategies to achieve financial and operational goals.
- Ensure compliance with regulatory requirements, including Low-Income Housing Tax Credit (LIHTC) regulations and other affordable housing program requirements.
- Manage relationships with external partners, including lenders, investors, and government agencies.
- Conduct regular site visits to assess property conditions. Assist with the preparation of reports and presentations.
- Collaborate with the development team to ensure the successful transition of new properties into the portfolio.
- Provide support to the property management team on operational and financial issues as needed. Assist with other Asset Management tasks as needed.

MINIMUM QUALIFICATIONS
- 1-2 years of relevant experience in Asset Management
MANDATORY REQUIREMENTS
Regardless of qualifications, candidates must:
- Have employment eligibility verification
- Have or be able and willing to obtain CPR/First Aid training
- Successfully complete the following as a condition of hire:

- Drug Test
DRIVING
Driving is an essential function of this position. To meet the employment requirements for this role, all candidates must:
- Have reliable transportation
- A valid driver's license
- Proof of insurance and ownership for personal vehicles used during work duties
- The ability to qualify for PATH's insurance coverage
