POSITION OVERVIEW
We are actively seeking a highly skilled and strategic Vice President of Real Estate to spearhead the growth and optimization of our company's park Real Estate portfolio. As a pivotal member of our leadership team, reporting to our Chief Development Officer, you will play a critical role in shaping and executing our long-term Real Estate strategy for sustained company success.
RESPONSIBILITIES
- Provide visionary leadership in the development and execution of the company's Real Estate strategy, ensuring alignment with corporate business objectives.
- Lead and inspire a high-performing Real Estate team (internal and external), fostering a collaborative and results-driven culture to find, select, develop, and open new locations.
- Oversee the company's Real Estate portfolio.
- Oversee the negotiation of complex contracts and leases, ensuring compliance with corporate Real Estate criteria.
- Provide timely visibility to developing markets and locations to ensure marketing, finance, supply chain and operations can successfully support expansion.
- Manage and coordinate an external network of Brokers, to ensure robust pipeline of potential Real Estate lease opportunities.
- Monitor lease agreements, negotiate lease terms, and manage landlord relationships.
- Identify opportunities to acquire, lease, or divest properties to optimize the portfolio's performance.
- Ensure compliance with all legal and regulatory requirements related to Real Estate holdings.
QUALIFICATIONS
- Bachelor’s degree in a related field plus a minimum of 10 years of relevant experience or in place of degree, a minimum of 15 years of relevant experience
- Minimum of 5 years of experience at the VP level or above.
- Ability to travel approximately 50% to various park locations, potential locations, and construction sites.
- Experience in Real Estate development, including negotiation of Real Estate contracts/ terms, and due diligence process e.g., title, survey, appraisal, inspections etc. in a multi-unit Franchisor model.
- Familiarity with local and state regulations and planning processes.
- Experience in lending practices and financial pro forma modeling.
- Working knowledge of contract compliance.
- Strong understanding of general Real Estate industry issues with specific emphasis on activities in Sky Zone’s focus areas
- Ability to work in a fast-paced multi-task environment managing a variety of relationships.
- Ability to work effectively with a variety of constituents and stakeholders.
- Proficient skills with Microsoft Excel, Word, and PowerPoint
- Strong organizational, problem-solving, and analytical skills; able to manage priorities and workflow.
- Ability to understand and follow written and verbal instructions.
PHYSICAL REQUIREMENTS
- Must be able to sit or stand at a desk for extended periods of time.
- Must be able to move around and position self appropriately during park onsite assessments.
- Must be able to lift a minimum of 20 lbs.
Compensation: $185-210k base pay + bonus based on qualifications, experience, and performance; competitive benefits package with 401k match.
