- Seasonal Requirements: Saturdays required during peak season, with two scheduled days off

Position Summary:
Coastal Vacation Rentals seeks a diligent and detail-oriented Property Manager to oversee the maintenance, inspection, and upkeep of our portfolio of vacation homes and villas. The ideal candidate will exhibit exceptional communication skills, demonstrate proficiency in property audits and evaluations, and possess a proactive approach to ensuring guest satisfaction.
Key Responsibilities:
Property Audits and Inspections:
- Conduct comprehensive audits and evaluations of assigned rental properties according to the monthly inspection schedule.
- Review inspection reports completed by inspectors and address identified issues promptly.
Communication and Coordination:
- Work with the maintenance staff, ensuring seamless coordination for routine upkeep and improvements.
- Engage with property owners regarding property enhancements and obtain necessary approvals for purchases or improvements.
Onboarding and Offboarding Responsibilities:
- Collaborate with team to onboard new properties, coordinating with the Marketing Director for timely property readiness for rentals.
- Facilitate property preparations for rental seasons, conducting inventories and noting necessary improvements.
- Install essential signage for remotes, welcome information, and other necessary materials.
- Place signage on the property premises whenever feasible.
- Verify the presence of appropriate fire extinguishers and accurately measuring pool size and parking areas, providing Marketing Director with parking capacity details for each driveway.
- Provide knowledge of property/area coverage under specific regimes and identifying any required pool keys or remotes for access to amenities.
- Compile and organize the property binder with comprehensive information.
- Collaborate with the Marketing Director to identify and implement specific signage requirements.
- Document filter sizes, light bulb preference etc. in Streamline for future reference.
- Record appliance serial numbers for inventory purposes.
- Secure specialty items such as gaming consoles to prevent removal from the property and ensure their proper functioning.
Administrative Responsibilities:
- Maintain accurate records of time and mileage using Triplog Application for company reporting.
- Enter all maintenance work orders following property assessments, ensuring comprehensive tracking.
- Coordinate with the guest services team to verify completion of work orders and receipts.
Reporting and Meetings:
-Attend weekly team meetings with staff at 9am on Monday
- Attend daily meetings with the Office Manager at 4 pm on weekdays, reporting completed tasks and outlining upcoming duties.
- Submit weekend reports via email to management as required.
Emergency Response:
- Carry the emergency phone home twice a week to ensure prompt resolution of guest-reported emergencies, maintaining accessibility for urgent matters.
Client and Guest Relations:
- Cultivate and sustain positive relationships with guests and property owners, ensuring high satisfaction levels for guest experiences and owner retention.
Requirement’s:
- Previous property management or related experience preferred.
- Exceptional written and verbal communication abilities.
- Strong organizational and multitasking skills with meticulous attention to detail.
- Ability to positively collaborate effectively with various teams and departments.
- Dedication to providing outstanding customer service to guests and property owners.
- Proactive problem-solving skills with the ability to handle emergencies efficiently.
- Familiarity with property management software and basic computer skills.
- Knowledge of Vacation Rental operations, policies, and local area attractions is a plus.

Pay: $60,000.00 - $65,000.00 per year
