Job Description
We are looking for an energetic Senior Property manager/Regional Manager to help run the strategic operations of a 300+ unit residential property in Sunnyvale focusing on tenant stabilization and highest and best use analysis. A detail-oriented senior-level manager is interested in a results-oriented team. You will have proven leadership skills, a high level of energy and excitement, and a history of working well both independently and managing a team of 12. Brokerage license preferred. Superior knowledge within the residential real estate industry in Bay Area. Prior experience as a broker of record and re-development skills. You are someone who nurtures strong relationships with the city, key vendors and tenants. Assumes fiduciary responsibility and ensures the portfolio is operating in line with the owner’s goals and objectives.
Responsibilities:
The successful candidate will be able to demonstrate core competencies in the following areas:
- Review and analyze monthly financial statements, key metrics, budgets and quarterly goals
- Establish and maintain strong and positive relationships with all clients, property tenants, vendors, and contractors.
- Overall responsibility for ensuring compliance with tenant leases, service contracts, regulatory items, and management contracts.
- Manage an onsite team of 12 (leasing agent, resident manager, and maintenance manager), track schedules, on-calls and emergencies
- Prepare and serve legal notices, conduct periodic inspections of the property, and ensure enforcement of the community’s rules and regulations
- Financial Modeling for Re-Development Opportunities
- Asset management and capital budgeting
- Project management for redevelopment, negotiating multi-year contracts with vendors an
- Be familiar with, understand, and comply with all laws and regulations relating to the management and operation of the property.
- Track NOI and Capital Expenditures
- Work with Resident manager to ensure deadlines are met, on budget, and staff running efficiently
- Work with Ownership team for re-development and capital improvement projects ~ $1m a year
Requirements
The successful candidate will possess the following experience, competencies, degrees, and certificates:
- 10+ years real estate/property management/development work experience including 5 years of property management experience
- California Certified Property Manager (Brokerage Preferred)
- Brokerage License (recommended)
- Living onsite ( if Needed)
- Excellent communication skills and commitment to customer service
- Experience in leading and managing property teams and staff
- Budgeting and financial modeling
- BA/BS Degree preferred or equivalent work experience is required.
- Industry-specific certifications, such as CPM and/or RPA, preferred.
- Strong experience with Microsoft Office Suite and real estate software such as Appfolio
