Action Property Management, a premier Homeowners Association Management company, is seeking a seasoned Senior Building Engineer to join our team at our Luxury High Rise residence, Perla on Broadway, in the heart of Downtown Los Angeles.
This position offers an exciting opportunity to grow into a Chief Engineer role as the building reaches full occupancy. The ideal candidate will have extensive hands-on experience in high-rise building maintenance, a strong technical background, exceptional leadership skills and a passion for excellence. Core Responsibilities:
- Provide hands-on engineering expertise and oversight for all maintenance activities at Perla ensuring compliance with HOA policies and regulations as required by code and regulatory enforcement agencies.
- Monitor and maintain optimum performance of all building systems to include mechanical, electrical/electronic, fire life safety, smoke control, security, HVAC and water circulation system.
- Managed relationships and monitor work performance by maintenance vendors and contractors
- Supervise and mentor maintenance technicians to ensure the highest standards of performance and efficiency.
- Implement and oversee preventative maintenance programs.
- Collaborate with General Manager on modifications and improvement to building systems, including control software.
- Be available 24/7 to respond to building emergencies and address maintenance issues promptly.
Required Experience:
- Minimum of 10 years of onsite high-rise building experience. We will consider applicants with commercial High Rise building experience. HOA High Rise experience is a plus.
- Hands on electrical, plumbing, water softening system, HVAC and painting experience.
- Must have fire system management experience.
- Hands on experience with boilers, heaters, pumps, valves, and related equipment
Certifications/Licenses
- EPA 608 certification.
- Weekly fire pump certificate.
- HVAC certification.
- Valid CA Driver's License
- Fire Life Safety Director Certificate preferred.

Requirements:Job Summary:
- Represent Action Property Management and the Association by delivering exceptional 5-star customer service and ensuring 100% resident satisfaction
- Maintain the appearance of the front desk area, lobby, and main elevators
- Monitor lobby activity and maintain access control
- Provide concierge services
- Complete Daily Activity Report
- Answer and direct incoming phone calls. Receive and distribute resident parcels
- Address resident and guest concerns and questions
- Demonstrate strong understanding of the association's governing documents
Requirements:
- Must be over 18 years of age and successfully pass a pre-employment background check and drug screening
- At least 6 months of customer service experience. Hospitality, luxury retail or fine dining experience is preferred
- Hospitality Management college students or recent graduates are highly desired
- Polished and professional appearance and demeanor
- Upbeat and positive team player attitude
- Strong judgment and solutions-oriented
- Proactive customer service approach
