Position Overview
The Research Analyst will be responsible for various projects pertaining to market analysis and special projects. The Commercial Real Estate Research Analyst will work closely with the Creation Equity (“CRE”) transaction leads and founders to identify new business opportunities in existing and prospective CRE markets and asset classes, as well as assist in reporting and strategic analysis across the CRE portfolio.
Functions of Position
Research and analyze market information through internal and external sources, while working to develop the appropriate business intelligence analytics, reports, and tools to effectively deliver business insights; the Research Analyst shall prepare recurring reports to CRE leadership detailing:
o Nationwide supply/demand data as needed, relating to all property sectors of business including but not limited to hospitality, industrial, retail, multifamily, etc.
o Submarket Data (supply/demand) in key submarkets where CRE is active, including Phoenix, DFW, and New York/Northern New Jersey
o Key lease and sale transactions in each submarket, which are identified through due diligence, CoStar, brokerage firms, city websites and others.
o Collaborate with Founders, Principals, and VP Transactions to identify new acquisition and development opportunities as follows:
o Work with Founders, Principals, and VP Transactions to determine site selection criteria (submarket, size, etc.); research availability using existing tools (costar, loopnet) and additional due diligence (brokerage firms, direct outreach)
o Identify and track potential development sites based on site selection criteria above
o Identify redevelopment opportunities, including non-performing office/retail that can be converted to industrial or data center developments
· Identify at-risk loans on underperforming assets that may result in future development or redevelopment opportunities
· Work with CIO to develop and maintain database of family offices for potential equity relationships
· Track and monitor key dates across the portfolio, including loan, JV, and lease completion deadlines, loan maturities, lockout dates, etc.
· Foster a positive and effective customer and team-oriented work environment that facilitates collaborative relationships with all the various departments.
· Participate in special projects and performing additional duties as needed
Required Attributes
The Research Analyst should possess the following attributes:

· Bachelor’s Degree in Real Estate, Business or Finance preferred but not required
· Experience in commercial real estate, brokerage, or development preferred but not required
· Proficiency with Microsoft Excel, Word, Outlook, PowerPoint, Adobe required; Costar, Trepp, Loopnet experience preferred but not required
· Proven verbal/written communication and organizational and time-management skills

· Problem Solving: Assess problem situations to identify causes, gather and process relevant information, generate possible solutions, and make recommendations and/or resolve the problem.
