Provide technical support to the purchasing process with specific responsibility for processing bid and purchasing documents/materials; responding to related inquiries; and maintaining vendor/source information and inventories.
Responsibilities
- Responsible for reviewing and understanding plans and community specification necessary for set up in Newstar Enterprise
- Assist Purchasing Manager in loading costs per community into Newstar
- Coordinate with Purchasing Manager to confirm options to be offered
- Manage Community Sales Diagrams on VPN site and in community binders
- Support Purchasing Manager and obtain data (vendor list, specifications, etc.) for community opening meeting
- Request bids and price quotes from vendors
- Track & record trade partner contract documentation
- Maintain system data/costs/takeoffs
- Assign retail pricing for options and ensure margins meet assigned percentage
- Price/Manage non-standard options from sales and design center
- Update community specifications
- Work with Estimating on redline changes and updated bids needed
- Assist purchasing coordinators with vendor questions
- Research invoices
- Various projects as assigned
- Resolve Purchase Order and Takeoff related issues

Authority/Budget/Decision Making/Discretion and Independent Judgment Ability: This position involves the level of duties as described above, or similar, but is not a position of supervisory or management level. Position requires the ability to exercise the discretion and judgement of vendor bid pricing, setup of budget information, and execution of contract.
Physical Requirements: Ability to stand and walk for 4 hours straight or up to a full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands to finger, handle or feel; reach with hands and arms; talk and hear. Ability to lift and/or move up to 25 pounds. Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision.

Qualifications
Education:
- Bachelor's Degree preferred
Experience:
- Prefer two or more years' Purchasing experience
- Prefer two or more years' experience in the homebuilding industry.
Competencies:
- Require attention to detail and accuracy.
- Ability to read and understand plans.
- Intermediate skill in MSOffice Outlook, Word and Excel.
- Ability to quickly learn purchasing specific software.
- Maintain good relationships with vendors, construction, and sales.
- Possess analytical problem solving and multi-tasking skills
- Be able to work in a fast pace environment
