Southeastern Properties maintains approximately 200 residential and commercial units at properties located throughout the Shoals/Florence, Alabama area.
Southeastern properties is seeking an experienced manager with knowledge of residential tenant laws in Alabama.
Property Manager Job Responsibilities:
- Maintains property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
- Analyzes rental rate by surveying local rental rates and managing overhead costs
- Attracts tenants by advertising vacancies, obtaining referrals from current tenants, explaining advantages of location and services, and showing units.
- Contracts with tenants by negotiating leases and collecting security deposit.
- Accomplishes financial objectives by collecting rents, scheduling expenditures, analyzing variances, and initiating corrective action.
- Maintains property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations, contracting with landscaping
- Maintains building systems by managing maintenance services and supervising repairs.
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments.
Work Environment
This position is scheduled to work Monday – Friday, 8 a.m. till 5:30 pm.
The position works from an office on site, company vehicle is provided for company business.
Additional hours will include after hours emergencies and other duties that may need immediate attention that will not wait to the next business day.
Property Manager Qualifications / Skills:

- Familiarity with applicable local, state, and federal laws and regulations, Alabama Landlord Tenant Act.

Education, Experience, and Licensing Requirements:
- High school diploma or some college
- Bachelor’s degree or equivalent experience preferred
- 3-5 years’ experience in residential leasing
- 1-3 years’ management experience a plus
- Solid knowledge of office software such as Microsoft Outlook, Excel, and Word and an ability to learn property software, App Folio a plus.
