OVERVIEW
The Property Manager is responsible for all day-to-day property operations and for effectively managing and coordinating team members, activities, and resources to achieve established financial and operational goals. In this role, you are responsible for maintaining the integrity of the physical asset while also maximizing the returns from the asset in accordance with the company’s mission, vision, and objectives. This includes ensuring excellent customer service, exceptional curb appeal, coordinating operations to promptly address service requests and sustain high occupancy, maximizing cash flow, minimizing risk, ensuring a quality living environment, achieving budgeted NOI, and establishing a positive working environment for property team members.
ROLE RESPONSIBILITIES
You are the “glue” that holds everything together, including the success of the buildings, residents, and the FRG staff. Please understand that the responsibilities listed below are not all-encompassing. Other related duties may be assigned.
Contributes to the curb appeal on a daily basis, ensuring a pristine community presentation including models, tour path, amenities, vacant ready apartments, leasing center and offices (where applicable)
Strives to meet or exceed Friedman Five Star Performance Metrics goals set on a weekly, monthly, and annual basis
Monitors all property vacancy weekly and monthly to make sure turns are being completed in accordance with company timelines and standards
Monitors all property open service orders weekly and monthly to make sure company standards are being met
Implements marketing initiatives to achieve occupancy goals
Ensures curb appeal and community presentation is maintained to FRG standards
Oversees leasing activities to sustain high occupancy with upwards rents.
Tours prospective residents, processes applications, follows up with leads
Maintains in-depth knowledge of market conditions
Ensures completion of all required paperwork for applicants, move-ins and renewals
Enforces lease agreements, community and occupancy policies and procedures
Investigates and resolves resident complaints and concerns in a timely and efficient manner
Oversees legal and eviction filings, including timely and accurate posting of all charges
Processes security deposit dispositions upon resident move out in accordance with company policies
Maintains professional and timely communications with residents and prospective residents
Plans, facilitates and attends resident functions, creating a sense of community with staff and residents to ensure customer satisfaction and resident retention
Ensures apartments are ready for new residents
Ensures timely payments and collections, minimizing delinquency and coordinating default proceedings
Maintains vendor relationships and establish good business practices
Participates in creating operating budget; controls expenses and meets budget expectations along with metric goals set on a weekly, monthly and annual basis
Reviews expense variances, keeps accurate financial records
Works with Maintenance Supervisor to ensure timely and cost-effective completion of maintenance and repairs
Organizes, facilitates and maintains required inspections, logs and checklists
Oversees preventative maintenance programs and capital improvement projects
Oversees job duties of staff; sets goals, monitors performance, motivates, mentors and adheres to policies while creating a sense of teamwork and community.
Follows policies relating to but not limited to Fair Housing, OSHA, and Friedman Realty Group
Job Type: Full-time
Pay: $85,000.00 - $90,000.00 per year
