ROLE AND RESPONSIBILITIES
Under the supervision of the Property Accounting Manager, the Property Accountant is responsible for the full-cycle accounting of a real estate portfolio through the application of generally accepted accounting principles. Core responsibilities include analyzing financial information, preparing general journal entries, and reconciling general ledger accounts, as well as other property and departmental projects as needed.
In connection with the core responsibilities identified, the Property Accountant is expected to:
• Complete the monthly accounting close of an assigned property portfolio, including posting of all necessary transactions and accruals and preparation of monthly reconciliations.
• Prepare and process monthly journal entries, ensuring complete and accurate supporting documentation.
• Review property invoices to validate account coding is consistent with budget and accounting policies and to verify proper authorizations in accordance with internal controls.
• Reconcile monthly intercompany balances and transactions.
• Reconcile fixed asset additions and monthly depreciation related to assigned properties.
• Analyze income statement trends and comparisons to budget and explain variances.
• Overall general ledger account analysis on a routine basis.
• Review and application of monthly tenant charges and payments, as well as relevant revenue accruals.
• Collaborate with the lease analyst to maintain knowledge of all transactions and participate in various acquisitions/leasing processes within required timeframe to ensure compliance with all internal controls and company policies.
• Communicate with property managers and investment managers on a regular basis to ensure compliance with accounting policies and procedures and to understand property operations and the impact on financial results.
• Coordinate with property managers and investment managers on the preparation of annual budgets and monthly forecasts and the annual recovery reconciliations.
• Assist in preparation of property level financial data for the quarterly and annual financial statements filed with SEC (i.e. Form 10-K and Form 10-Q).

QUALIFICATIONS AND EDUCATION REQUIREMENTS
• Bachelor’s degree in Accounting, or other related field, is required.
• Minimum 2 years of general accounting experience required.
• Accrual accounting experience is required.
• Commercial real estate property accounting experience is preferred.
• Experience with Yardi accounting software and/or FloQast reconciliation tools are a plus.
OTHER REQUIRED SKILLS
• Candidate should possess exceptional analytical, interpersonal and organizational skills.
• Candidate should be proficient with Microsoft Suite (Excel, Word, Outlook, etc.)
