The Maintenance Manager reports directly to the Assistant Director of Residential Services and is responsible to train, lead and direct the Maintenance Technicians, Inspector and Maintenance supervisor. This is a supervisory position with hands-on responsibility and accountability for ensuring equipment up-time, as well as, ensuring peak performance of the maintenance process. The Maintenance Manager is primarily responsible for training, supervising, coaching, and developing the Maintenance crew. The Maintenance Manager is responsible for daily operations which include; scheduling repairs and preventative maintenance of the units. Proactive monitoring of work orders, which includes the scheduling and assigning, follow-up with the Maintenance Technicians, Inspectors and the Maintenance Supervisor. Enforces company and department policies; along with facilitating continuous departmental improvements. The Maintenance Manager position is responsible for the following duties including, but not limited to:
Duties and Responsibilities:
- Supervising coaching and developing all personnel assigned to maintenance department including a team of maintenance techs, while maintaining a positive, respectful, safe and an accountable work environment.
- Responsible for maintaining a minimum of 95% occupancy every month.
- Ensuring apartment readiness and transition meet the contractual requirement of the 30-day turnover.
- Enforcing company and department policies and facilitating improvements.
- Maintaining an accurate inventory of company supplies and making purchases when necessary in a cost-effective manner.
- Reporting non-compliance of landlords/agents and conflict resolution progress to the Assistant Director and the Deputy Director of Supportive Housing.
- Maintaining current and accurate records (i.e. apartments’ content inventories, vehicle mileage, work performed etc.).
- Ensuring all units are properly maintained in good condition for the safety and comfort of clients.
- Establishing and maintaining preventative maintenance protocols.
- Estimating cost of material and labor for all work repair orders.
- Utilizing ETO to complete reporting, tracking and updating status of work orders.
- Scheduling, prioritizing and completing work as instructed by administrator or designate.
- Communicating effectively with internal customers and ensuring positive client experiences.
- Troubleshooting maintenance issue.
- Tracking work orders to ensure timely completion.
- Outsourcing new vendors and promoting relationships with current vendors.
- Performing other duties as may be requested by the Executive Director, Director of Housing and Deputy Director of Supportive Housing.
Qualifications:
- At least 2 years of supervisory experience.
- High school diploma or equivalent, but a bachelor’s degree is strongly preferred.
- Valid driver’s license with acceptable DMV record.
- Strong technical proficiency in key aspects of maintenance such as:
*Strong troubleshooting skills
*Must be strongly organized, self-motivated and goal-oriented.
*Knowledge of Microsoft Office, proficient in Microsoft excel, internet skills
and ability to learn new technology, programs
*Must be a self-starter and have excellent leadership

Pay: $65,000.00 - $70,000.00 per year
