Director, Global Real Estate

Candidate will be responsible for:

• Managing the company's Real Estate portfolio (e.g., offices, manufacturing facilities, other) to ensure sufficient occupant capacity while minimizing company expenses and liabilities
• Establishing a governance structure that improves accountability, customer visibility, and overall customer satisfaction across the organization
• Establishing a team of experienced Real Estate professionals across different corporate Real Estate functions to deliver Real Estate services globally
• Collaborate with key leaders to ensure the Real Estate portfolio is aligned with company's overall strategy in all aspects of site selection, acquisition, and disposition
• Effectively overseeing the execution of Real Estate transactions (leasing and/or purchase or sale) in the company's Real Estate portfolio using negotiating skills, appropriate vendors (e.g., brokers, legal support, lease administration, utility, other services), asset management, and financial analysis techniques
• Establishing standardized and integrated policies, processes, controls, and procedures across all corporate Real Estate functions
• Establishing a centralized integrated workplace management solution incorporating transaction management, lease administration accounting, construction management, facility management and space management
• Being current with Real Estate market conditions for ADI sites, including the rent comps and the property valuation

A successful candidate will have the following skills:

• A bachelor's degree and at least 10 years of Real Estate transaction experience (including leasing, purchase, and sale transactions) preferably in an organization's Real Estate department
• Effective negotiation skills
• Excellent organizational and interpersonal skills to successfully work with a variety of departments within the organization as well as third parties
• Excellent oral and written communication in English
• Excellent attention to detail
• Experience in using centralized integrated workplace management solutions
• Highly proficient in MS Office Suite, including Excel and PowerPoint. Willingness to learn CoStar and REAP Tracker
• High degree of initiative in managing multiple priorities simultaneously as well as being pro-active in a detail-oriented work environment utilizing sound judgment, administrative abilities, and decision-making skills
• Ability to collaborate effectively with business unit leaders as well as finance, facilities, and IT departments
• Ability to probe internal partners and generate effective property search requirements for third-party Real Estate brokerage firms
• Ability to manage and track complex Real Estate transactions for semiconductor manufacturing sites that use hazardous materials. This includes environmental phase 1 and 2 due diligence and the plant closure documents.
• Ability to understand title reports and resolve issues during the transaction
• Ability to understand contract law
• Participate in professional membership of BOMA, NAIOP or ASVB

The wage range for a new hire into this position is $176,640 to $242,880.

• Actual wage offered may vary depending on geography, experience, education, training, external market data, internal equity, or other bona fide factors.
• This position qualifies for a discretionary performance-based bonus which is based on personal and company factors.
