Job description

WinnCompanies is looking for a detail-oriented and motivated Contracts Coordinator to join our military housing corporate team. In this role, you will provide assistance to ensure contracts are complete and contract requirements are met.

Please note that the pay range for this position is $23.42 to $28.56 per hour, depending on experience. Additionally, this is a remote-eligible role, which will follow a regular Monday through Friday, 8:00AM to 5:00PM schedule.

Responsibilities

  • Ensure contracts are complete and organized, and ensure contract requirements are met, including insurance requirements and installation access for subcontractors.
  • Exercise contract amendments and execute modifications to contract in timely basis).
  • Facilitate contract bids and awards process.
  • Support maintenance personnel, sub-contractors, and other parties by providing information and assistance and recruiting new vendors.
  • Conduct training internally to all parties on processes and changes as necessary.
  • Generate routine and as needed reports. Collect and present data and information in an accurately, timely, and professional manner.
  • Execute various projects, including capturing the right data, formulating spreadsheets and providing accurate data in a timely manner. Gather and provide facts and figures to government and contract personnel as requested.
  • May maintain Consolidated Insurance Program (CIP) - general liability, worker's compensation, employer's liability, and liability coverage for subcontractors while performing onsite work (includes management of enrollment process, monthly reporting, coordination of safety meetings, and dissemination of safety topics for discussion).
  • May develop scope of work in coordination with the Director of Maintenance, Director of Property Management, and other managers.
  • May process insurance claims for property damages and follow-up with claims until closed and payment received (if applicable).

Requirements

  • High school diploma or GED equivalent.
  • 1-3 years of direct contract management experience.
  • Proficiency in all Microsoft Office applications.
  • Advanced skills in Microsoft Excel.
  • Outstanding verbal and written communication skills.
  • Superb attention to detail.
  • Ability to meet deadlines and plan, organize, and prioritize work.
  • Ability to use sound judgment to make decisions and solve problems.
  • Ability to manage multiple assignments and tasks and work under pressure.

Preferred Qualifications

  • Experience creating scopes of work for residential property management contracts, specifically for maintenance vendors.
  • Experience using software systems, such as RealPage and Bid Express.
  • Familiarity with vendor screening and compliance for licenses and certifications, insurance, business ratings, and OSHA compliance.
  • Proficiency in all Microsoft Office applications.
  • Advanced skills in Microsoft Excel with the ability to create pivot tables and v-look ups.
