POSITION SUMMARY:
Our Property Management company is seeking an apartment industry-experienced and talented Assistant Property Manager. In this integral role, you will be responsible for ensuring the efficient accounting operations of the property. Key areas include accounting, unit reporting, rent reporting and collections, and other supportive management functions. This position also assists with leasing, resident services, cultivating positive resident relations, and resident retention.
ESSENTIAL FUNCTIONS:
- Assist the Property Manager in solving resident issues and ongoing resident relations
- Assist with the compliance process, including move-ins and recertifications as determined by management
- Provide support and manage operations in the absence of the Property Manager
- Review and track invoices, vendor service, material charges, coding, and processing for payment
- Post rent and perform bookkeeping functions as needed
- Show and lease apartments
- Initiate, implement, and audit marketing outreach
- Schedule lease signings
- Inspect guest cards to ensure policies are followed regarding documentation
- Verify Yardi documentation promptly
- Update the Property Manager on the status of current move-in goals
- Assist with all leasing renewals
- Maintain communication with pending and current residents
- Partner with other team members to ensure apartments are leased at optimum rents to maximize revenues
- Review site performance and various systems
- Monitor online training and course completion
- Plan and execute resident events (marketing, advertising, staffing, food, etc.)
- Shop comps quarterly
- Perform other duties as assigned
POSITION REQUIREMENTS:
- High school degree or equivalent GED required a college degree
- Minimum two years of related experience, preferred
- Must be available to take after-hour calls, including weekends, for property-related emergencies and assign calls to on-call maintenance employee
