The Role

Our Senior Analyst plays a key role in providing financial analysis and underwriting support for our Investments and Asset Management teams. The right candidate will have the ability to synthesize multiple sources of information quickly and accurately, both quantitative and qualitative, to generate financial models which accurately portray the relevant risk and potential rewards of any given investment opportunity and assist our Asset Management team with financial analysis projects, as required. Please note: this is a hybrid role, working out of our Portland, Oregon office. Fully remote candidates will not be considered at this time.

Responsibilities
1. Produce

  • Perform extensive due diligence on new and existing investment opportunities, including Real Estate equity syndications, 506 Regulation C/D funds, and acquisition and/or origination of Real Estate secured credit investments.
  • Gather, absorb and analyze financial information, including rent rolls, income and expense statements, lease documents, tax statements, tenant financials, appraisals, and other important elements of deals under consideration to determine accuracy and identify information gaps.
  • Interface with brokers, appraisers, sponsor partners and other parties to research and support investment assumptions and recommendations.
  • Assist in the preparation of investor communication for Investor Relations.
  • Providing market analysis to the Investments, Asset Management, Fund Management, and Investor Relations teams to help inform investment strategy.
  • Research empirical evidence in support of corporate investment decisions.

2. Communicate

  • Regularly interact with sponsor partners and fund managers in a positive way to build and deepen the relationship.
  • Synthesize and convey key aspects of an investment thesis to internal stakeholders and investors.
  • Articulate financial model assumptions to internal company stakeholders, sponsor partners, fund managers, and investors.
  • Participate in the Investment Committee meetings as a key resource for investment recommendations.

3. Improve

  • Build quality control mechanisms to ensure data accuracy and consistency.
  • Develop and maintain version-controlled financial model templates in Excel that include monthly and annual cashflows, various capital stack inputs, financing assumptions, capital spending, and promote structures.
  • Customize individual financial models for specific transactions.
  • Actively pursue personal learning (sponsored by company) to stay up to date on modeling techniques, modeling tools, and Real Estate valuation techniques.
  • Determine and monitor relevant and important market level statistics, trends, and themes to track and utilize when underwriting deals and making investment decisions.
  • Assist other teams, notably Asset Management, Fund Management, and Investors Relations, in delivering first-class experience for our investors.

Skills and Qualifications

  • A Bachelor's degree in business, finance, accounting or a related field.
  • 1-3 years minimum experience in commercial Real Estate financial underwriting, due diligence review, and transactional coordination.
  • Strong facility with Real Estate valuation concepts.
  • Highly proficient in Argus, Microsoft Excel, and other Microsoft applications.
  • Ability to present and communicate complex financial concepts in an efficient and professional manner to executive decision makers, internal stakeholders, sponsor partners and investors.
  • Experience modeling Real Estate syndications and/or pooled investment funds with various promote structures.
  • Understanding of standard Real Estate documents (leases, operating agreements, environmental reports, appraisals, lender agreements, etc.).
  • Ability to travel up to 30% of the time.
  • Highly detailed and accurate with an ability to focus despite managing competing demands in a high-pressure environment.
