WARWICK GROUP has a full time (6-7) month position available Jan 1st for a Residential Construction Superintendent in Montecito. We are finishing a Spanish Guest House. The current superintendent is retiring. The candidate should have a strong work ethic and a minimum of 10+ years of general construction and knowledge of finish trades. Minimum of 7 years of Site Supervision. They must be someone with a natural inclination for detail, organization, proactive thinking and a ‘can do’ nature. They should be honest, personable, professional, and comfortable communicating with integrity to in-house design and administration personnel, professional consultants, project neighbors and high-end clientele. A full background check will be run on qualified applicants. Applicants will not be considered without a resume and three job references. Health insurance (medical, dental and vision) will be available after 30 day waiting period.
Job responsibilities:
- Open and Close job site Monday through Friday. 8am to 4pm.
- Maintain continuity of all required onsite service and communicating utilities.
- Maintain and oversee all site cleanliness and relevant construction requirements and safety codes.
- Coordinate activities for project between in-house design & construction personnel and project’s consultants and subcontractors, via phone, email, texting and Zoom communications.
- Manage and maintain construction schedule provided by Head of Construction.
- Schedule, coordinate, and manage performance of subcontractors, related vendors, and any specific required material procurements in concert with the project.
- Supervise quality implementation of all trade’s work, construction details and maintain a clean and orderly jobsite.
- Inspect for acceptance all deliveries for compliance with order, including all parts, quantities, finishes, breakage, etc. Organize and store securely at the job site or temporary storage facility.
- Maintain daily Construction Reports, create a Weekly Summary Project Report, and provide weekly Photo documentation of construction progress for uploading to company Cloud Storage. Take copious meeting notes and communicate in writing to respective personnel.
- Maintain an organized site office, Updated Project Plans, binders for Plan Changes, RFIs, and Change Orders.
- Maintain daily communication and updates with in-house personnel and project consultants when required.
Abilities:
- Computer skills required in MS Word, Excel, PowerPoint, Outlook, MS Teams/Zoom. Knowledge and complete understanding of architectural, structural, civil, mechanical, and electrical/lighting specifications and plans.
- Required experience to do and/or confirm construction layouts on site to be compliant with civil and foundation to finish, including window/door and cabinetry shop drawings.
- Required experience with preparation and installation of high-end materials and finishes.
- Capable of contributing creative problem-solving solutions, proactive and prioritizing tasks.
- A natural ability to anticipate potential issues or problems logistically or with construction personnel.
- Capable of writing clear communications to in-house personnel, vendors, subcontractors, and clients.
- Comfortable with asking questions for clarification, asking for assistance, being a good listener and creating good will.
Requirements to Apply:
- Have a minimum of 10 years’ experience in Residential Construction. Supply current resume and references.
- Provide Citizenship or legal documents to work in the U.S. and be able to pass a full background check.
- Live within 40 miles of Santa Barbara area. Own reliable transportation (Truck preferred) / Basic tools
- A portfolio of work completed if available.
Education:
- Experience in multiple construction trades
- Residential Construction Supervision Experience
- Associate or bachelor’s degree (Optional)
