Our client is seeking an experienced Commercial Superintendent for projects throughout California and Colorado. We specialize in large-scale commercial developments (retail, grocery, industrial, restaurant, and entertainment). Role Overview:
As a Project Manager, you will oversee projects from initial bidding to successful execution. You will collaborate closely with senior management and serve as clients' primary point of contact. Your role involves coordinating project activities to ensure alignment with cost, schedule, and quality standards. The position requires independent decision-making in day-to-day project management.
Qualifications/ Experience and Education:
- Minimum of 5-8 years of Construction Project Manager experience for large ground up concrete retail, big box (Walmart, Target, etc)
- Strong organizational and project management skills
- Ability to read blueprints
- Detail-oriented with excellent communication skills
- Graduation from a 4-year college/university in construction management, engineering, or related field (LEED accreditation preferred)
Knowledge, Skills, and Abilities:
- Proficient in construction principles, techniques, and procedures
- Skilled in computer software (word processing, spreadsheets, project scheduling)
- Effective communication in oral, written, and graphic forms
- Strong problem-solving skills
- Ability to read architectural plans and specifications
- CPM scheduling and estimating experience preferred
- Travel
Key Responsibilities:
Preconstruction/ Estimating:
- Collaborate with the selected team for proposals and presentations.
- Assist in reviewing proposals, GCs, and terms.
- Develop and maintain preconstruction schedules.
- Provide constructability reviews and budget updates as needed.
- Develop a sub-bidders list and set bid dates.
- Review insurance and bonding requirements.
- Review sub-bids and create estimates.
- Collaborate with the team on the primary contract and develop schedules.
Job Planning/ Set Up:
- Prepare job summary sheets and establish job numbers
- Secure necessary permits
- Thoroughly review drawings and specifications
- Manage cost codes and accounts
- Develop submittal requirements and release order
- Establish billing procedures with Owners/Architects
- Monitor subcontractors and insurance certificates
- Coordinate field mobilization and access plans
Ongoing Project Management:
- Conduct regular project meetings and maintain relations
- Keep project logs and review labor reports
- Monitor submittals and material deliveries
- Handle price change orders and owner change orders
- Process subcontractor and material invoices
- Update CPM schedules and review cost reports
- Conduct job site walkthroughs for quality assurance
- Assist in resolving critical issues and RFIs
- Maintain subcontractor relations and communication
Project Closeout:
- Implement project closeout checklist
- Issue punch lists and track completion
- Prepare final Owner billings and retainment
- Identify project completion dates and documentation
- Conduct post-project reviews
- Organize closeout documents and archive files
