Job Description
The Regional Maintenance Director is responsible for the oversight of physical operations and
maintenance work across all Birchstone communities. This role is responsible for the development
and deployment of regular and preventative maintenance programs, apartment and grounds inspections,
service team selection, training and evaluation, ensuring the timely completion of service requests
by service teams, technical assistance, and the oversight of special projects including capital
improvement projects.
ESSENTIAL DUTIES:
• Build, plan, implement, and manage Birchstone’s overall regular and preventative maintenance programs, standards, and initiatives.
• Manage and oversee physical operations and maintenance work across all Birchstone communities to ensure code compliance, gain efficiencies, and reduce costs.
• Conduct regular site and apartment inspections at least quarterly for adherence to company maintenance and safety standards; document and prioritize action plans based upon inspection findings.
• Ensure communities are prepared for 3rd party inspections and attend such inspections.
• Ensure completion of service requests received by service team and review with team members as needed.
• Ensure maintenance reports are completed and submitted timely and accurately.
• Approve purchase orders and work in collaboration with Community Managers to create supply and capital improvement budgets.
• Work with Community Managers and Service Managers to ensure adherence to apartment turns within budget and 5 business day make ready time frame.
• Prepare and maintain inventory of tools, equipment, and supplies at each community; work with Community Managers and Service Managers to replenish as needed.
• Maintain site-based facility licenses with local, state, and national licensing authorities as needed.
• Establish staffing projections across all communities in collaboration with the Director of People Support Services to ensure all communities are appropriately staffed.
• Develop and lead Birchstone’s Safety Training Program(s) in collaboration with the Director of People Support Services and Director of Learning and Development for service team members.
• In collaboration with the Director of People Support Services and the Director of Learning and Development, create and develop onboarding program(s) for new service team members orientation and career path development plan.
• Oversee training of Service Technicians and Service Managers.
• Manage contract specs and bids, bid processes, third party consultants, contractors, and vendors.
• Act as a resource to Community Managers, Service Managers, and other team members in hiring, terminations, evaluations, etc.
• Coach and develop service team members and evaluate direct reports.
• Other duties as assigned.
EDUCATION & EXPERIENCE:
• High School Diploma or Equivalent is required.
• Five (5) or more years work experience in facility maintenance, with at least three (3) years of experience supervising service teams is required.
• Three (3) or more years work experience in multi-family property maintenance preferred.
• Regional or Corporate level experience preferred.
• In-depth knowledge of and experience in drywall, electrical, carpentry, flooring, plumbing, painting, appliances, and lock change required.
• Experience in capital improvement projects and remodeling required.
LICENSES & CERTIFICATIONS:
• HVAC type 1 and type 2 certifications preferred.

• Proficient with Microsoft Office Suite or related software; possesses general computer skills.
• Proficiency with or the ability to quickly learn Entrata and/or other Property Management/Maintenance software/systems.
• Ability to work varying hours and promptly respond to emergency situations.
• Bilingual ability in English and Spanish preferred, but not required
