Job Summary/Description:

Under general supervision, plans, coordinates and supervises the work of building maintenance employees such as carpenters, painters, electricians and others as necessary.
Direct supervision and planning of carpentry, painting and electrical operations. In the absence of or at the direction of the Facilities Management Director, assumes the duty of managing emergencies and/or after hour, weekend and holiday projects.

Typical Duties/Job Duties:
  1. Plans, schedules, assigns and supervises the work of staff performing maintenance and related construction work; organizes and prioritizes work and projects to maximize efficiency, productivity, and beautification efforts; prepares work orders and instructions for staff; insures that personnel have necessary tools, equipment and supplies to perform their work.
  2. Supervises and participates in completing such tasks as: replacing damaged flooring, ceiling and ceramic tile; servicing and adjusting doors and closers; applying grout in showers, around tile, and other locations; remodeling offices; framing and hanging doors; applying laminate to counter tops and other surfaces; designing and constructing cabinets, shelves and other items; performing minor roofing repairs; completing minor concrete projects including reinforcement and anchors; installing conduits, raceways and related fittings; pulling wires and cables; installing power distribution elements such as switches, breakers, panels and motor controls; diagnosing and repairing electrical system problems. Minor welding projects.
  3. Prepares costs estimates and materials lists, and requests the purchase of building maintenance, electrical, paint, carpentry and related supplies and tools used in the maintenance and installation of University facilities and equipment; prepares sketches and plans for renovation or remodeling projects; meets with faculty, staff and students to discuss and finalize project plans.
  4. Meets with staff to discuss plans, schedules, performance expectations, deadlines, policies and other issues/matters; provides training and guidance to staff; insures that work is completed safely, efficiently and is in compliance with applicable codes and regulations.
  5. Participates in budget preparation and the monitoring of expenditures for maintenance of buildings; assists with the preparation of deferred maintenance and R&R schedules.
  6. Coordinates and oversees the work of contractors working on a variety of building maintenance projects.
  7. Inspects buildings on a monthly basis to identify maintenance needs and to evaluate the performance of staff.
  8. Insures that equipment logs, records, operation and maintenance manuals, and related documents are organized and properly maintained in a timely and accurate manner.
  9. Assists in preparing setups for University related events.
  10. Attends training, seminars and other meetings as needed.
  11. Performs other duties as assigned.
Knowledge, Skills and Abilities:
  • Knowledge of the principles and practices of general building maintenance, construction and related codes; knowledge of electrical, painting and carpentry processes/procedures; knowledge of the use of applicable tools and equipment; knowledge of the hazards and safety precautions and regulations necessary in general building maintenance; knowledge of the principles and practices of effective employee supervision and training; knowledge of applicable University policies and procedures.

  • Ability to effectively plan, organize, coordinate and supervise the work staff; ability to read, and understand operation and maintenance manuals, blueprints, specifications and other related materials; ability to perform basic mathematical calculations; ability to operate with proficiency all tools and equipment related to carpentry and general building maintenance.
Minimum Qualifications:

Bachelor’s or associate’s degree in building construction, business, engineering or related fields desirable. Work experience may be considered in lieu of a degree. Possession of High School diploma or GED required. Two years of supervisory level experience in the maintenance or construction of public or other large buildings.
Must have a valid Texas driver’s license and have a driving record acceptable to the University’s insurance company.
Must pass a pre-employment physical
Must pass a background check

Physical Requirements:

Position requires frequent walking and standing, and occasional pushing/pulling, bending and lifting (up to 75lbs). Basic manual dexterity with both hands is required, and both feet are utilized in the operation of equipment and/or vehicles. Incumbent works in and out of doors and has regular exposure to moving machinery, high noise levels, dust, pollen, heat and cold. Must pass a pre-employment physical.
