About This Position
The Property Manager I coordinates and performs a variety of custodial and maintenance duties for assigned buildings, exhibits, and grounds consistent with Mass Audubon policies and in cooperation with other sanctuary staff. They will consistently represent Mass Audubon in a positive and constructive manner with visitors, members, abutters, vendors, and community officials.

Responsibilities

Property Management

1. Ensure the maintenance and security of the property by:

  • developing and maintaining a schedule of work to be done
  • monitoring trails and boundaries and identifying issues or activities that are inconsistent with Mass Audubon policies, standards, or practices
  • directing and monitoring the work of contractors
  • identifying and posting all boundaries
  • establishing and supervising tasks to be handled by property staff and volunteers

2. Maintain grounds and property by:

  • mowing, raking, trimming, pruning, cutting and removing trees
  • constructing and maintaining trails, roadways, and parking areas
  • shoveling, sanding, and plowing snow
  • constructing and/or repairing fences, cages, and signs
  • implementing the sanctuary’s ecological management objectives in coordination with the Senior Conservation Ecologist and Regional Property Manager
  • working on special projects, as needed, including responding to storm-related damage and/or the property management needs of other Mass Audubon sanctuaries

3. Maintain buildings and other structures by:

  • painting and other tasks required to maintain buildings
  • performing carpentry duties
  • cleaning gutters
  • winterizing buildings and systems
  • performing emergency repairs
  • performing minor plumbing, electrical, or mechanical repairs

4. Provide custodial and other facility related services such as:

  • removing trash and debris and recycling materials
  • cleaning restrooms
  • general cleaning, including washing and waxing floors, cleaning windows, vacuuming carpets, and maintaining nature center exhibits
  • setting up, moving, and dismantling equipment necessary for Mass Audubon educational programs in coordination with the sanctuary’s education staff

5. Maintain, as well as supervise others, to keep equipment in working order by tuning, cleaning, sharpening, changing fluids and scheduling needed service

6. Participate in annual, as well as long-term, planning for sanctuary including equipment, supplies, buildings, and grounds, ecological management, and additions of land

7. Prepare written reports, proposals, and plans for sanctuary as required

8. Ensure that structures and equipment are maintained and operated in accordance with established safety standards and guidelines

Supervision and Budget Development

9. Supervise property staff by:

  • making recommendations on routine employment decisions to including hiring, performance, and salary
  • assigning work, providing training, and advising staff as necessary
  • resolving routine human resources and property issues

10. Assist in the preparation of a property management annual plan and operating budget for sanctuary in coordination with supervisor and operate within their authorized limitations

11. Attend required sanctuary, regional, and/or statewide meetings

Community Relations

12. Represent Mass Audubon in the local community, expanding its presence to increase local support, and maintain routine contact with neighbors, town officials, and representatives

13. When requested by the Sanctuary Director, participate in sanctuary committee meetings

14. Provide efficient and courteous service to the public by offering information about the site to visitors and responding to other visitor service requests

Other

15. Represent the sanctuary at regional or other meetings as assigned

16. Assume other duties as requested by Sanctuary Director

Qualifications

  • High school diploma and at least three years of equivalent related experience
  • Basic maintenance skills, including a knowledge of the safe operation, maintenance, and storage of power tools, equipment, tractors, mowers, implements, and vehicles
  • A valid Massachusetts driver’s license and the ability to carry out routine building maintenance and site security
  • Demonstrated ability to work well with other staff, volunteers, and community representatives and to relate to a diverse range of people and exercise cultural competence and inclusion

Compensation, Benefits and Perks
This position’s pay range is $19.50-$21.60/hour; actual salary will reflect level of experience and qualifications relative to position requirements.

Work Schedule
The typical work week is 40 hours per week from 7:00am-3:00pm daily. Once every 3-4 weeks, full-day weekend coverage (Saturday and Sunday) is required, and the schedule will be adjusted during the week prior to account for this

Other Requirements
Employees must successfully complete a CORI and SORI Background Check and a Motor Vehicle Record (if applicable) is required.
