Job Description OVERVIEW
Vibrant Real Estate Company is currently seeking a Regional Facility Manager to be based out of our El Paso office. This position will be responsible for providing outstanding client service in the management, monitoring and control of a portfolio of commercial buildings, with a focus on building operations, service contracts and financial management. The ideal candidate will be responsible for the overall performance of the region, ensuring that properties are optimized to run efficiently, while dealing with complex problems and offering real solutions.
Responsibilities:
Manage the day to day operations of a portfolio of small commercial buildings, including lease management, contractor selection/assignment, and tenant communications.
Identify opportunities for improved operation to drive efficiencies (process and cost) and make recommendations to the Management Team for consideration.
Assist and if needed assign responsibilities for mechanical, electrical, plumbing, carpentry, critical systems, HVAC, generator, and others defined within the portfolio of respective sites.
Manage vendors, ensuring services are delivered in accordance with the contract and to agreed standards. Document and escalate instances of poor performance.
As requested by the Management Team, prepare monthly financial spend reports (actual vs. budget, variance etc.).
Prepare and assist with the annual budgeting and quarterly forecasting processes for the managed sites.
Ensure that operational expenditure for the sites are managed within agreed budgets and identify efficiencies
Support the implementation of innovative programs and initiatives that reduce short and long term operating costs and increase productivity.
Ensure compliance with all Health and Safety, Environment and Risk Management policies and procedures.
Ensure total contract compliance, accurate and timely reporting and resolution of tenant operational issues
Update and maintain accurate records and official documentation for the entire portfolio of sites.
Create and maintain a positive working relationship with tenants, vendors, management, and staff.
Comply with all requirements of the Lease Agreements and deliver an exceptional quality of service to the tenant, as reflected by tenant feedback.
Lead by example in creating a positive environment, engaging and influencing peers while embracing the company's brand and culture.
Education And Experience
Associate's or Bachelor’s degree in Facilities, Property, Business, or related field desirable.
Minimum 5 years of experience in facilities management or related field.
Knowledge, Skills, and Abilities
Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Ability to read and interpret lease contracts. In addition, the successful candidate will need to have a valid driver’s license and pass a background check
