Operations Project Manager

The Project Manager position manages and coordinates the capital design process and implementation of specific construction and renovation projects and programs. They manage a wide range of operational tasks and projects including monitoring project plans, schedules, work hours, budgets, and expenditures, managing contractors, organizing and participating in stakeholder meetings, and ensuring that project deadlines are met in a timely manner.
ESSENTIAL JOB FUNCTIONS

• Organizes and leads projects related to capital design, construction, renovations, or other building and facility functions. Manages contractors and vendors associated with those projects.
• Monitors budgetary expenditures for accounts and projects administered by the operations department (e.g. prepares purchase orders, check requests, tracks and verifies expenses, tracks and files invoices, etc.)
• Assists with the in-house work order system, tracking work progress, developing key performance indicators, updating the asset inventory.
• Develops and manages a deferred maintenance tracking system, using information from the in-house work order system and from staff across the operations department.
• Develops Request for Proposals (RFPs) or Requests for Quotes (RFQs) for various renovation or construction projects. Manages the process of advertising to solicit bids, receiving and assessing bids, awarding contracts, and managing the contractors through completion of the project.
• Coordinates energy efficiency assessments and projects with local utility partners.
• Develops and implements projects related to visitor behavior, specific aspects of capital design and development, and development of new programs; analyzes data from these projects and prepares on these projects
• Collects and prepares information for the Vice President of Operations for use in discussions and meetings with staff members and stakeholders.

• Purchases supplies, software, equipment as directed by Vice President of Operations
• Assists with and/or implements research projects related to visitor behavior, capital projects, and development of new programs.
• Manages reservations of various conference rooms and common space around the zoo.
• Manages Fleet vehicle management including handling reservations, ensuring vehicles are serviced, and tracking licensing.

KNOWLEDGE, SKILLS & ABILITIES

• Knowledge of construction and construction project management
• Knowledge of architectural design and familiarity with architectural drawings preferred
• Thorough knowledge of PCs, using word processing, spreadsheet and database software, esp. Microsoft Office (Word, Excel, Power Point, Access) and SharePoint or similar content management systems.
• Knowledge of and interest in green building practices and rating systems such as LEED, Well Building, and Green Globes.
• Thorough knowledge of the zoo's mission and philosophy
• Thorough knowledge of and ability to communicate and be understood in business English
• Ability to perform a variety of administrative support assignments requiring considerable exercise of independent judgment and discretion
• Ability to handle confidential matters with discretion
• Ability to organize tasks and time to ensure timely completion of all projects
• Ability to understand and carry out oral and written directions
• Ability to interact courteously and respectfully with supervisors, fellow employees, volunteers, contractors, zoo visitors, and general public

EDUCATION REQUIREMENTS
Bachelor's degree.
EXPERIENCE REQUIREMENTS
Five to seven years performing complex and responsible support duties in a construction management, general contractor, engineering, architecture, or trades firm. Experience with building design, architectural, renovation, and construction practices.
Bilingual in English and Spanish is preferred.

PHYSICAL REQUIREMENTS
Ability to sit for long periods of time.
Ability to work in open office environment.
Ability to traverse zoo grounds and inspect all areas in the zoo multiple times each day, to conduct tours, facilitate deliveries, escort vendors and coordinate meetings.
ADDITIONAL REQUIREMENTS
Available to work special events that may occur outside of regular work schedule, including evenings, weekends or holidays, as assigned.
Must provide proof of COVID-19 vaccination
SALARY
$60,000 annually
