Maintenance worker will perform a variety of tasks in support of a local Santa Barbara commercial real estate management company. The Maintenance Worker shall complete maintenance, repair, and custodial tasks requiring a working-level degree of skill and knowledge. The successful candidate will have received some training in procedures and policies relating to building maintenance and will be able to work under supervision and perform assignments with detailed instructions.
Examples of Duties:
- Performs periodic painting, minor plumbing repairs, roof maintenance, drywall/stucco repairs, minor carpentry
- Assists with equipment set-up and other physical arrangements
- Loads and unloads supplies, including the lifting of heavy objects at times
- Replaces and repairs signs, removes graffiti, clears storm drains and roof drains
- Performs weed abatement tasks
- Utilizes a cell phone with texting capabilities
- Maintains logs of daily activities; assists in preparing and ordering of supplies and tools
- Cleans and maintains tools and equipment as necessary
- Uses power and hand tools to trim hedges, trees, shrubs and plants; waters assigned areas by hand and/or with sprinklers
Qualifications:
- Experience: Two years or more of experience assisting in property maintenance, construction, and/or grounds maintenance
- Possession of a valid California driver's license with a satisfactory driving record. Possession of a work truck
Knowledge and Abilities:
- Knowledge of basic maintenance methods and techniques
- Knowledge pertaining to the operation and maintenance of tools and equipment used in repair and maintenance activities
- Knowledge of techniques and procedures in basic carpentry, stucco and drywall repair, painting, and basic landscape maintenance
- Ability to operate power tools and make minor repairs
- Ability to perform minor maintenance activities related to area of assignment
- Ability to repair facilities and operate maintenance equipment
- Ability to understand and follow verbal and written directions; work safely and efficiently
- Ability to operate a vehicle as well as general and specialized job-related equipment
- Perform unskilled and semi-skilled maintenance duties
- Ability to establish and maintain cooperative working relationships
Physical and Mental Demands/Working Conditions:
- Mental Function: Includes reading, writing, mathematical computations, operating a cell phone with texting capabilities, problem solving, managing multiple projects, calmly handling complains and problems from tenants or contractors, decision making under stressful conditions, and executing assignments within established deadlines
- Productivity: Successful candidate must perform work in an efficient and timely manner with minimal direction
- Mobility: Successful candidate must be able to stand, sit, walk, climb or balance, stoop, kneel, crouch and crawl. Hand eye coordination is necessary to operate various tools and equipment. May be required to lift and/or move objects up to 50 lbs
- Vision/Hearing: Vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. Ability to hear int he normal audio range with or without correction
- Other factors: Maintenance worker will be required to travel to different sites and locations within the Goleta/Santa Barbara/Carpinteria areas, and on very rare occasions be available for overtime or stand-by duty
Job Type: Full-time
Pay: $22.00 - $26.00 per hour
