Supplemental InsuranceFraud Remediation Plan 1. SUMMARY: Oversees and coordinates daily operations of the maintenance requirements and preventative maintenance schedules. Ensures and maintains all equipment, buildings, and property in proper condition. 2. DUTIES AND RESPONSIBILITIES: • Perform highly diversified duties to direct and/or maintain facilities and the plant facility’s equipment. • Provide emergency/unscheduled repairs of facilities and/or equipment during production, scheduled maintenance, repairs of production equipment during machine service. • Performs or supervises mechanic skills including, but not limited to, mechanical, electrical, pneumatic, hydraulic, troubleshooting and repair of facilities and equipment. • Performs basic building repairs, basic electrical repairs and basic plumbing repairs. • Read and understand technical drawings (example: blueprints, electronic/mechanical schematics, etc.) to repair and maintain equipment. • Diagnose problems, replace or repair parts, test and make adjustments or recommend subcontractors to address such problems. • Coordinate and supervise regular preventive maintenance on machines, equipment and plant facilities. • Interfaces with appropriate staff/managers to receive information regarding maintenance needs; ensures timely response to requests. • Monitors and maintains proper inventory levels; authorizes purchase orders for supplies and equipment. • Ensures all fire and safety inspections are completed and any discrepancies corrected; ensures property is in compliance with all safety and sanitation policies, procedures, and regulations. • Ensures accurate record keeping of all Inspection Reports and documents that are required for Internal and External audits and record keeping. • Provides day-to-day guidance and oversight of subordinates; actively works to promote and recognize performance. • Keeps up to date on overall activities of the team, identifying problem areas and taking corrective actions. • Performs other related duties as assigned by management. 3. QUALIFICATIONS: • Four to five years related experience or equivalent • Knowledge of city and state building codes, OSHA requirements, and ADA laws; implements OSHA and ADA guidelines and programs. • Knowledge of ventilation/air conditioning, heating, refrigeration, electrical, plumbing, carpentry, painting, and other generally accepted maintenance skills. • Knowledge of repairs on equipment (example: dock equipment and levelers, pneumatic systems, hydraulic equipment, electronic/electrical equipment, etc.) • Operate material handling equipment, battery equipment, moving machinery and other power equipment. • Demonstrated proficiency in supervising and motivating subordinates • Commitment to excellence and high standards • Basic competence in subordinates’ duties and tasks • Strong organizational, problem-solving, and analytical skills • Ability to manage priorities and workflow • Versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm • Proficient on MS Office • Proven ability to handle multiple projects and meet deadlines • Strong interpersonal skills. • Ability to deal effectively with a diversity of individuals at all organizational levels. • Good judgement with the ability to make timely and sound decisions • Creative, flexible, and innovative team player • Ability to understand any and all safety requirements and cautions • Ability to perform the physical labor necessary • Certificate in HVAC, Building Maintenance Technology or related training is a plus. 4.
