Job Summary:
Provides full-spectrum hands-on oversight of all maintenance, repair, inspection, and other functional support of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, grounds and landscaping, locksmithing and security, safety and compliance, and other facility elements at Kendal at Lexington. The ability and willingness to provide team leadership and perform cross-trade and miscellaneous support work across the entire Facilities team are critical.
Key Functions:
- Provides full-spectrum facilities support and team oversight, including in the areas of electrical, plumbing, carpentry, HVAC, grounds/landscaping, locksmithing/security, painting, power generation/equipment maintenance, inspections/compliance/safety, and other areas as assigned.
- When needed, works outside in various weather conditions and supervises exterior grounds responsibilities such as landscaping, snow shoveling, plowing, and overall campus beautification and sustainability tasks.
- Organizes, prioritizes and oversees the schedules and work of maintenance staff.
- Ensures maintenance and repair work is completed correctly and in a timely manner.
- Ensures proper documenting of work order receipt and execution.
- Oversees the proper security and storage of equipment when not in use.
- Completes appropriate incident, accident, and service reports.
- Assists with moving residents, equipment, furniture, and event set-up/tear down.
- Oversees the performance of all preventative maintenance in a timely manner.
- Responds to off-duty emergencies, staff absences, and special events.
- Purchases and delivers supplies, parts, and needed equipment as approved by supervisor.
- Follows and enforces all safe work procedures including the use of gloves, masks, eyewear, hearing protection, and clothing.
- Oversees the protection of others by utilizing cones, barricades, reflective vests, caution signs, detours, etc., as appropriate.
- Oversees needed maintenance and repair of vehicles and equipment.
- Assists with hiring and training facilities staff.
- Assists with departmental budget estimates and costs of specific projects.
- Conducts performance evaluations that are timely and constructive.
- Assists with promotion, discipline, and termination of employees as needed and in accordance with Kendal at Lexington policy.
- Assists on special projects.
- Reports any unusual or suspicious conditions or behaviors.
- Performs other related work as required.
Qualifications:
Minimum of a high school diploma or equivalent. Valid Virginia driver's license, with clean driving record, and must have own reliable transportation. At least five years of maintenance experience is required. Must be capable of operating maintenance equipment and basic hand tools; must be capable of operating power tools in a safe and proper manner; must have the ability to instruct others in the same. Preferred to have a journeyman or higher level of knowledge and skill in the trades including painting, electrical, HVAC, carpentry, and/or plumbing. Preferred to have significant leadership and supervisory experience. Must be proficient with Microsoft Office Suite or similar software.
