Embrace Living Communities has an opening for a Manager at Apostles Village, 525 E Sadie St, Brandon FL 33510. This full-time position directs operations of a quality, affordable housing community for seniors and people with disabilities by performing the following duties personally or through supervision. Supports the Embrace Living Communities wellness culture that encourages active aging and "living well".
Essential Duties and Responsibilities (Other Duties May Be Assigned)
- Creates a respectful living environment for seniors and physically challenged individuals that is aligned with the mission, vision, and values of the organization. Works collaboratively with assigned housing community employees to promote harmonious relations among residents, employees, families, and partners.
- Implements the policies and procedures set forth in the Housing Community Operations Manual, Plant Operations Manual, all applicable regulatory guidelines and standards, as well as local, state, and federal housing laws.
- Review, approve/deny completed applications based on screening criteria outlined in the Tenant Section Plan.
- Review for accuracy and approve/complete certifications and execute rental agreements.
- Ensures timely completion and approval of all resident recertifications per HUD and LIHTC (where applicable) reporting requirements.
- Prepares operational budget and monitor variances.
- Exhibits knowledge of budget expectations by closely monitoring and adjusting spending according to available resources.
- Conducts analyses of management and maintenance costs to determine areas where cost reductions can be affected.
- Writes and updates 10-year capital budget plans for capital replacement items and major repairs.
- Develop marketing plans for the housing community and implement approved marketing plans.
- Works collaboratively with all housing community employees as a workplace mentor to ensure the highest possible occupancy levels, minimize vacancy days and decrease apartment turnover time.
- Promotes harmonious relations among residents, housing community personnel & persons of the local area.
- Directs work activities of other management personnel, office and clerical staff and maintenance and housekeeping staff. Offers suggestions for adjustments and corrections, actively ensuring attainment of all annual goals.
- Conduct physical inspections of the housing community to ensure adherence to all physical inspection standards (such as local building codes, regulatory bodies physical inspection standard and owner/agent standards).
- Commits to organizational growth and sustainable building practices, energy efficiency and green product use where prudent.
Supervisory Responsibilities
- Directly supervises up to 10 employees. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
- Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Experience/Education
- Bachelor's degree (B. A.) from four-year college or university; and five years related affordable housing experience preferred.
- Requires complete knowledge of fair housing regulations.
Certificates and Licenses
- Obtain the COS certification and TCS certification (where applicable). Obtain a Leasing Agent (IL) or Broker (FL) license for LIHTC and/or managed communities.
