Facilities ManagerJob Description Summary
Our client is looking for an experienced Facilities Manager with at least 5 years of experience in direct operations and maintenance of building HVAC, fire alarm, and electrical systems. Seeking a manager with hands-on experience with repairs as well as experience working with vendors.

The Facilities Management staff, to include maintenance, custodial, HVAC, grounds, and project manager. Ensures the facility is operated in a safe, reliable, and economic manner consistent with site operations and maintenance plans.

Responsibilities include customer service and support, financial performance of the portfolio, management staffing and development, reporting, and training plus involvement in acquisitions and third party management and developmentJob Description

KNOWLEDGE AND EXPERIENCE
  • 5 years' experience in facilities maintenance
  • 5 years of recent experience in supervisor and directing role
  • 2 years of recent experience working with large HVAC systems
  • Proficient in Microsoft Word/Excel
  • Experience and skill in diagnosing/troubleshooting operating problems in large HVAC systems
  • Skill and knowledge of MEP, fire safety, CMMS and maintaining and operating building systems
  • Experience with Building Automation Systems
  • Ability to read blueprints/CAD drawing
  • Bachelors degree, CPM designation preferred in addition to degree
  • 5 years multi-site property management responsibilities
  • Highly organized
  • Superior verbal, written and presentation skills
  • Ability to function within various disciplines (i.e., construction, information systems, and accounting)
  • Ability to communicate company vision effectively

PRINCIPAL RESPONSIBILITIES
  • Policy enforcement, safety performance, budget and cost control, quality control, maintenance process development, job planning and scheduling, CMMS management
  • Assist in development of long-range planning in support of the customer/client and the company's goals and objectives
  • Ensures that safety, technical and other policy/procedure training is conducted for employees on routine basis.
  • Maintenance of performance metrics records
  • Communication with team members to support the development of short and long range planning
  • Provides management to subcontractors to insure all goals and objectives are met or exceeded by any subcontracted work
  • Thorough knowledge of local building codes, and operating standards.
  • Manages and conducts all activities relating to the design, solicitation, and execution of repairs and renovation projects in accordance with site requirements.
  • Support for sustainability initiatives and cost savings programs.
  • Responsible for maintaining desired internal financial benchmarks for each asset within the portfolio as defined by the client's VP of Operations, President and/or Asset Manager
  • Function as a leader in creating customer service programs for external and internal customers includes developing a work environment that ensures customer service activities and enhancing its value to the organization
  • Manage financial performance by maintaining an acceptable P&L performance through development of overall operating procedures and policy
  • Provide input in management decisions and scheduling of capital expenditures for each facility
  • Monitor hiring and raise requirements for each communityEstablish competencies with the Employment Manager to achieve higher success in hiring and retention
  • Ensure training and development of on-site personnel; assist with coaching, write-up sessions and termination process as necessary
  • Review and present all information to owners and investors Includes monthly financial reports and performance reports and annual budgets and business plans
  • Provides on-the-job training as a mentor to Operations Manager and Community Manager which includes providing a leadership vision to the goals of the company Also, facilitates selected formal training classes promoted by the Training Department
  • Involved in new acquisitions, third party and development by providing insight, analysis, pro forma, marketing evaluation, staffing, capital planning, GRP growth, etc
  • Review and sign contracts of no greater than one year term
  • Maintains a high safety standard and is the leader in promoting safety culture.
  • Implements new procedures as needed and trains employees in new techniques to achieve established level of performance and quality.
  • Regularly reviews and inspects routine and project work to ensure completion on schedule and acceptable level of quality is reached.
  • Ensures all policies and procedures are carried out by the department staff.
  • Conduct inspections of facilities and equipment to ensure compliance with safety, sanitation and operating standards. Initiate corrective action when necessary.
  • Coordinate and support special events as needed and requested.
  • Determine fiscal requirements of the department and prepare budgetary recommendations. Conducts project and operations financial reviews. Meets set financial objectives.
  • Conduct training programs for departmental employees on effective operation and compliance with departmental and regulatory agency requirements.
  • Maintain departmental logs and records.
  • Coordinate projects with outside contractors.
  • Performs all assignments in accordance with C&W Services approved procedures.
  • Meets all client and C&W Services quality expectations in assigned tasks.
  • Other duties as assigned by the Regional Account Director.
