Janitorial & Facilities Specialist

Community Visions Management a property management company is currently accepting resumes for an experienced Facilities Maintenance Specialist (FMS). Our Facilities Maintenance Specialist’s contributions play a big role in the success of each of our community’s. As FMS, you are the face of the property. Successful candidates will be energetic and extremely personable with a positive, can-do attitude. You will take pride in ensuring that the homeowners are satisfied, and that the property looks its best at all times.
We are hiring a Facilities Maintenance Specialist for a 99 Unit Condominium Community located in downtown Bellevue, WA.
Schedule: Monday-Friday from 6:30am to 3:00pm.
RESPONSIBILITIES:
This position covers all aspects of janitorial services & building maintenance. The duties of this position include but are not limited to the following:
- Retrieve and return garbage/recycle dumpsters from in-door garage up to the street
- Cleaning and sanitizing, vacuuming, sweeping, mopping, dusting, polishing
- Cleaning sinks and toilets in common rooms, wiping down walls, restocking paper products
- Garbage removal and clean-up as needed,
- Seasonaly - test pool/spa water daily
- Working from ladders & washing 1st floor windows, changing light bulbs
- Pressure washing of sidewalks, buildings, dumpster enclosures, etc.
- Performing minor repairs and troubleshooting
- Occasional painting
- Must be able to be on-call for emergencies (rare) or snow removal (rare).
- Written reports of some duties performed
ESSENTIAL JOB FUNCTIONS/PHYSICAL REQUIREMENTS:
- Ability to work both indoors and outdoors in varying temperature and weather conditions, including heat, cold, rain, snow
- Walking extended distances - up to 200 yards at a time
- Navigating multiple surfaces: indoors and outdoors; carpet, tile, linoleum, cement, pavement, dirt - surfaces may be uneven, hot, icy, snowy
- Ability to safely use various power and hand tools
- Ability to wear personal protective equipment as required
- Bending, pulling, stooping, reaching, grasping, climbing, crawling, kneeling, and above head work
- Standing for extended periods of time
- Ability to lift and carry moderate to heavy weight (up to 50 pounds)
- Ability to safely operate a Tractor/Mower
- Ability to safely use cleaning chemicals
- Ability to work in high places (from ladders, on roofs, etc)
OUR IDEAL CANDIDATE:
- Experience in property maintenance/facilities maintenance is a plus
- Is a self-motivated, customer service-oriented individual
- Exceptional attention to detail, and is someone who takes great pride in the quality of their work
- Ability to apply common sense understanding to carry out detailed written or oral instructions
- Enjoys an orgainzed workspace
- Effective communication skills
- Work independently with minimal supervision
MINIMUM REQUIREMENTS for consideration
- English language proficiency (read, speak and write), and the
- Valid WA state driver's license and safe driving record
- Reliable vehicle to get to work on time
- Basic computer skills (email and internet)
- Ability to pass a full background check and drug screening (Note: As it relates to marijuana use, FPI will consider any applicable state law when dispositioning test results).
