About The Role

General Responsibilities

The Director of Facilities and Maintenance position will oversee and manage various projects, both maintenance of existing building facilities at numerous properties, as well as project manage new capital improvements, special projects, and other projects in the field at various properties. This role includes managing both full time and part time direct reports, at corporate and at the individual properties, in addition to hands-on maintenance and repair work, as well as liaising and coordinating with outside contractors and vendors.This company manages various new acquisition renovation projects throughout the Adirondacks, Upstate New York and Northeast region of the US.Headquartered in Saratoga Springs, NY but an in-the-field/office hybrid position, you would be reporting directly to our Director of Operations, and supporting the various General Managers of the portfolio hotels to carry out your responsibilities and oversee the facilities and maintenance department.

This is a fast-growing hospitality brand with various properties that incorporate facilities that include but are not limited to guest rooms and cabins, exterior amenities such as swimming pools, lakes and docks, boats, fireplaces/pits and playground equipment, saunas, sheds, and other facilities that need consistent maintenance plans implemented.

We are looking for a skilled maintenance professional to actively take care of and oversee each of our portfolio properties in the Northeast Region (NY/VT/NH) and help build out the department. This person would live regionally, be given access to a company GMC ¾ ton truck and other equipment such as trailers, tractor and heavy equipment, plows, etc. This person would not have an issue with traveling to and from various properties throughout the week, and have gas covered on a company card. The position is demanding, with a good amount of travel to and from various properties, and requires skills in both general trade and maintenance, as well as project management and organizational skills, as well as good communication skills.

This position is a working supervisor position, meaning that this person will perform the work required to repair and maintain as well as supervise other team members and third party vendors and contractors in this role and across all hotels in the Weekender portfolio.

Responsibilities & Expectations

In this important role, you will be responsible for the following key functional areas (but not limited to these and with an expectation to remain flexible as we are growing quickly and change happens fast):

Preventative Maintenance and Ongoing Project Work

  • Build a Preventative Maintenance Calendar and Schedule
  • To include each existing property and will include newly acquired properties as they come
  • Assign priority levels and a process for completion
  • Help train and educate property operators and other team members on the importance of preventative maintenance against the bottom line and their budgets
  • Handle as many preventative maintenance tasks in house as much as possible in order to control budget
  • Order necessary supplies at best price possible for projects
  • Schedule outside vendors for those outside of in house ability, for best price and best quality service possible
  • Preventative maintenance projects could include checking boiler systems, cleaning fireplace units, maintaining structure, etc.
  • Build an ongoing project Calendar and Schedule for any larger projects
  • To include each existing Weekender property, from highest priority to lowest priority level
  • Project could include new flooring, building outside storage sheds, painting, roofing, etc.
  • Handle as many projects as possible in house in order to control budget
  • Order necessary supplies at best price possible for projects
  • Source and get bids and negotiate contracts for outside contracts when scopes cannot be handled in-house (certain landscaping and snow removal where we cannot do in-house, etc.)
  • Diagnose, fix and maintain mechanical equipment, buildings, and machines
  • Manage running maintenance and project list to execute and address and complete work in timely and budget-conscious manner
  • Attend site inspections with DOH, DEC, APA, and other regulators when needed
  • Go through relevant position and management trainings successfully
  • Hire and manage third party vendors
  • Plan all scheduled maintenance
  • Maintain maintenance budgets
  • Plan and estimate special projects
  • Ensure that all vendor paperwork such as insurance and W9s are submitted before work is done (These should be submitted to our Regional Manager)
  • Assist in various projects including new acquisition renovations, current ownership maintenance
  • Will attend site visits and new property walkthroughs
  • Assist with various special projects as needed
  • Will assist General Managers with writing their yearly maintenance plans and wish lists while helping to achieve results

This job requires 60% to 80% travel weekly (sometimes daily) and sometimes without warning for emergencies. The Facilities & Maintenance region covers the states of NY and New Hampshire, and Vermont and eventually Massachusetts and other areas of New England.

Compensation Package Offered & Included:

  • Competitive Salary: Between $65,000 - $75,000 annual salary based on experience
