Salary Range:$100,000.00-120,000.00

MAJOR FUNCTIONS:

Reporting to the Chief Operating Officer, the Director of Facility Operations oversees the management and maintenance of all Odyssey House buildings and helps to establish and maintain Odyssey House’s buildings by ensuring the properties remain safe, comfortable and compliant.

SPECIFIC DUTIES & RESPONSIBILITIES:

  • Ensures compliance with all governmental policies, procedures, regulations, and codes where applicable.
  • Establishes and monitors a written property maintenance and preventive maintenance program and oversees implementation of same including building maintenance projects and maintenance staff.
  • Ensures efficient operation and maintenance of mechanical systems and all aspects of the buildings and grounds security and cleanliness by overseeing maintenance staff, ensuring timely repairs and ongoing maintenance.
  • Identifies and solves all property related problems (ie HVAC, plumbing, construction, etc.). Callaborates with purchasing department to hire necessary vendors and oversees completion of repairs.
  • Communicates and reports to the appropriate Program Directors and Director of Maintenance any matters regarding liability and risk management issues at property as well as any suggestions to improve or enhance quality of life issues provided by the clients/residents.
  • Oversees and monitors an organization-wide work order system in response to reports and inspection findings. Follow up with Director of Maintenance to ensure work was completed satisfactorily.
  • Provides guidance to all management staff on facility-related matters.
  • Conducts monthly inspections of all Odyssey House facilities to ensure compliance with applicable governmental policies, procedures, regulations, and codes where applicable.
  • Monitors Facility Operations and ensures compliance with Odyssey House’s policies and procedures.
  • Ensures internal and external reports are accurate, timely and meet required standards.
  • Develop tracking tools and systems to monitor facility-related compliance.
  • Assists in the development of proposals and/or contracts with funding or potential funding sources on facility-related matters.
  • Establishes relationships with vendors and supervises merchandise quality.
  • Represents Odyssey House at governmental, private, community and agency meetings as designated by the Chief Operating Officer.
  • Always communicates verbally and in writing in a professional manner.
  • Facilitates/attends staff meetings, training, and supervisory sessions, as required.
  • Attends property management meetings, regulatory property inspections, and management review, as required.
  • Responds to all communications including telephone, email, and other oral and written inquiries in a timely manner.

PROFESSIONAL EXPERIENCE & QUALIFICATIONS:

  • Bachelor’s Degree (preferred but not required) with emphasis in public or business administration or subject areas appropriate to the assigned duties strongly preferred.
  • Extensive knowledge in HVAC, electrical, plumbing, carpentry, life safety and other systems required for building operations.
  • Minimum of ten years of experience in facilities, property management and/or progressively responsible management position. Work experience should be appropriate to this position.
  • Excellent written and verbal communication skills.
  • Strong organizational, time-management, and supervisory skills with attention to detail.
  • Strong interpersonal and problem-solving skills.
  • Ability to manage multiple projects simultaneously.
  • Ability to exercise independent judgment and work independently.
  • Strong budget and fiscal management skills.
  • Strong computer skills and experience with Microsoft Word and Excel. Experience with property management software preferred.
  • Driver’s License with clean driving record required.
  • Ability to sit, stand, walk, bend, stoop, push, pull, lift (up to 25 lbs.), type, write, read, speak, see, and hear.
