Job Description
The Assistant Property Manager is responsible for maintaining property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises. We are looking for an Assistant Property Manager to be responsible for the direct management oversight of assigned commercial/residential properties. The goal is to maximize asset value, customer satisfaction, and revenue.

Compensation:$33,280 - $37,440 yearly
Responsibilities:- Advertise vacancies, obtain referrals from current tenants, show units, and showcase advantages of locations and services to help obtain new tenants.
- Prepares annual budget to help make sure financial objectives are met.
- Monitor all new prospects and incorporate findings into marketing campaigns to help increase company growth.
- Oversees all on-site operations and maintains vendor relationships to make certain all aspects of the property are running smoothly.
- Maintain property by investigating and resolving tenant complaints, enforcing rules of occupancy, inspecting vacant units, and contracting with landscaping services to ensure our tenants’ satisfaction.

- Establishes rental rates by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals to ensure fair and competitive pricing.

- High school diploma or equivalent, with a preference for a bachelor's degree in a related field.
- At least 2 years of experience in property management or a related field.
- Strong communication, organizational, and customer service skills.
- Proficiency in property management software and Microsoft Office Suite.
- Ability to work independently and as part of a team.
- Strong problem-solving skills and attention to detail.
- Enjoys negotiating and cultivating a rapport with clients and team members.
- Excellent computer skills, including Microsoft Office.
- Able and willing to work both evenings and weekends.
- Customer service or real estate sales background preferred.
- Must have a valid Real Estate License.
- Demonstrable skills in negotiation and selling.
