Job Overview:
We are seeking a highly organized and detail-oriented Assistant Property Manager to join our team. As an Assistant Property Manager, you will work closely with the Property Manager to ensure the smooth operation and management of all our properties. You will assist in various tasks related to property management, including leasing, tenant relations, maintenance coordination, administrative duties, booking guests, problem solving, overseeing vendors, and interacting with other professionals.
Responsibilities:
- Assist in the leasing process, including showing available units to prospective tenants, conducting background checks, and helping manage several vacation rentals in the WNC area.
- Coordinate move-ins and move-outs, ensuring that units are clean and ready for occupancy.
- Respond to tenant inquiries and resolve any issues or concerns in a timely manner.
- Assist with rent collection and ensure that all payments are accurately recorded.
- Coordinate maintenance requests and work closely with contractors to ensure timely completion of repairs.
- Maintain accurate records of all property-related transactions, including leases, maintenance requests, and tenant/guest communications.
- Assist in the preparation of financial reports and budgets.
- Conduct regular property inspections to ensure compliance with safety and maintenance standards.
- Assist in the implementation of marketing strategies to attract new tenants and new accounts.
Experience:
To be successful in this role, you should have the following qualifications:
- Preferably the candidate would hold a current real estate license or have a passion for entering the real estate industry.
- Previous experience in property management or a related field is preferred.
- Proficiency in file management systems and computerized maintenance management systems (CMMS).
- Strong knowledge of office software applications and/or the ability to learn quickly.
- Excellent customer relationship management skills.
- Basic understanding of sales principles.
- Familiarity with property management software such as Appfolio and Streamline is a plus.
- Knowledge of legal administrative procedures related to property management is desirable but not required.
- Understanding of relevant laws and regulations governing property management.
