300 South Wacker is a 535,726-square-foot, LEED Gold office tower prominently positioned along the Chicago River in the dynamic West Loop office submarket. The Property offers amenities and superb access to transportation options, including Ogilvie and Union train stations just a few short blocks away. We are currently seeking an Assistant Manager to support the daily operations of the property through performance of the following duties and responsibilities:
- Oversees engineering, security, and maintenance activities and cleaning operations. Conducts building inspections and implements procedures to correct deficiencies.
- Supervises vendors, determines acceptable performance, and resolves issues. Negotiates pricing and administers contracts based on company's established standards.
- Participates in the preparation of the annual management plan and budget for an assigned property with the established goals and objectives of the building.
- Assists in the preparation of monthly financial reporting package for ownership as well as yearly CAM reconciliations.
- Manages construction, capital improvement, and tenant improvement projects at the property level.
- Oversees the entry of lease information into lease abstract software to ensure accuracy.
- Manages accounts receivable process; reviews delinquencies and helps direct course of action for collections.
- Performs walkthroughs of vacant spaces and maintains them for potential leasing.
- Oversees the daily posting of lock box receipts to the appropriate accounts.
- Enters vendor payable invoices into accounts payable software and sends batches to corporate by established deadline.
- Assists in move-in / move-out process.
Qualified candidates will have a Bachelor's degree and 3+ years related experience in property management, or equivalent combination of education and experience. Must have strong financial acumen and experience in leasing or property management.
