THE ROLE
The Vice President of Real Estate Finance and Investor Relations will be a constant collaborator with vital stakeholders (CEO, asset management, investors, owners, and lenders) for new and existing hotels developed and owned by Aparium Hotel Group. The role ensures that reporting, payments, distribution, cost controls, and taxation for owned and developed projects is accurate, complete and the stakeholders are regularly informed.
WHAT YOU WILL DO
- Work with Aparium principals on the financing of Aparium owned hotels, including the solicitation of term sheets and, if needed, partner with third-party consultants to thoroughly review the term sheets, loan agreements, and recommend appropriate edits and note potential risks.
- Partner with Aparium principals and asset management team to ensure proper advancement, reporting, and monitoring on Aparium owned portfolio of hotels including but not limited to property taxes, insurance, debt service, loan covenants, and incentive payments/reporting.
- Oversee with scrutiny development project budget reporting in collaboration with the development team, ensuring the accuracy and timely submission of construction draws to lenders and stakeholders, and complete the final budget closeout promptly.
- Partner with the development team on historic tax credit preparations and submittals; and monitor and lead submittals for any state, federal, or musical incentives.
- Participate in preparing, reviewing, and organizing investment LLC agreements and the investor subscription agreements; set up the investor portal and be able to write or script communication regarding performance of the hotels to owners and investors in collaboration with the asset management team; deliver timeline investor updates and quickly respond to investor inquiries; Work with third-party accounting firms to manage the preparation and timeline distributions of tax documents; oversee the preparation of partnership cash projections and investment distribution waterfalls
- Collaborate with the finance and asset management teams to ensure accurate and timely reporting for property owner investments and be emphatic about the timeliness of the distribution and communication to the investors
- Confirm lender compliance and reporting to FFE and other reserves; execute timely payments of ongoing debt service and compliance of loan agreements; when needed, manage, pay, and reconcile any owner non-operating expenses
WHAT YOU WILL NEED
- Bachelor’s degree in business, finance, or accounting; advanced degree or CFA appreciated
- Minimum of ten (10) years of experience within the commercial Real Estate and/or hospitality industry with a focus on portfolio investor relations, development, or finance
- Strategic approach to investor relations and communications; demonstrated track record of storytelling and communications that shapes an investment narrative
- Deep knowledge and understanding project capital structuring, incentive structuring, loan structing, and investment waterfall structuring.
- Extensive Microsoft Excel Real Estate investment modeling experience; note: this role will not be responsible for hotel operational finance and accounting
