Description
We are seeking a General Laborer to join our awesome Champaign-Urbana Region Maintenance Team here at Fairlawn! The ideal candidate will embody Fairlawn's core values: Be Kind, Own It, Be Flexible, and Always Improve.
What will you do?
- Exemplify the core values of Be Kind, Be Flexible, Own It and Always Improve
- Move and arrange furniture for various apartment complexes
- Complete assigned work orders generated from resident requests for service
- Assist in maintaining the grounds and common areas to ensure a beautiful representation of the Fairlawn properties and office buildings
- Maintain good rapport with current and prospective residents
- Support maintenance department with basic and preventative maintenance and hauling furniture tasks as needed
- Inspection of units at various stages including pre-moveout, vacant and final move in
- Ability to follow all OSHA safety standards including but not limited to lifting and back safety
- Learn and ensure compliance with all Fair Housing Laws including local, state, and federal housing regulations (We provide training)
- Pivot, roll up your sleeves and jump in where needed!

Requirements
Who you are - We'd love to hear from you if you:
- Have at least 1 year of general labor experience or in a physical position working with hands
- Have a Valid driver's license with at least 2 years of driving history
- Are proficient with relevant technology (e.g. Microsoft Office, AppFolio, Outlook) and can easily adapt to changing technology
- Demonstrate superior attention to detail, high energy and a positive attitude
- Have the ability to work independently and also to work closely with other team members

Some additional things you will need:
- Have excellent verbal communication skills
- Availability to work longer hours and weekends during prime leasing season and turnover (specific dates vary from year to year)
- Must be able to perform the physical functions of the position, including the ability to lift 80-100lbs on a regular basis
Physical Requirements:
- Routinely lifts, carries and moves materials weighing 75+ pounds
- Frequent changes into/out of personal protection equipment
- Exposure to air/water pollution
- Must be able to ascend and descend ladders, scaffolds, stairs and work in confined spaces and in proximity to loud equipment
- The ability to communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations
- The ability to observe details at close range (within a few feet of the observer)
- Ascending or descending ladders, scaffolding, ropes, poles and the like requiring the use of both feet or legs and hands or arms
- Driving is the operation of a motorized passenger vehicle or other vehicles such as tractor trailers, buses, equipment (e.g. forklifts, golf carts, riding mowers)
- Pulling, Pushing and Reaching overhead to move objects at work site in all direction including overhead
