MAXX Properties owns and manages multifamily apartment communities in six states nationwide. The MAXX Properties portfolio includes 35 communities consisting of over 9,000 owned multifamily units in six states and 2,000 cooperative units in New York.
The Vice President of Operations will be based out of our Denver, Colorado office and is responsible for leadership of the property and corporate regional operations of multiple regions. The VP of Operations will provide strategic and tactical leadership to optimize performance and effectiveness, establish and maintain relationships with various stakeholders, and achieve financial results that align with MAXX Properties' goals and objectives. In addition to the leadership component, the VP of Operations will be hands-on and work alongside their team in the execution of goals, objectives, and key initiatives.
Summary of Responsibilities
- Recruit, retain, and develop strong Regional Managers who reflect the values and standards of MAXX Properties, and coach them to develop a culture of accountability and ownership.
- Provide direction and leadership toward the achievement of the company's goals, by developing a strategy for both short- and long-term objectives for the operations from the regional level down to the individual community level.
- Provide leadership and direction to regional leaders, corporate and community personnel and assist with any employee, payroll, accounting, information systems, legal, and risk management issues.
- Collaborate with the VP of Facilities to ensure that communities are properly staffed with maintenance personnel and that objectives are met/exceeded.
- Collaborate with the internal training team to ensure that team members are learning the skills, policies, and procedures; and are proficient with all available resources and systems to perform their roles effectively.
- Collaborate with the collections team such that collections objectives are met/exceeded.
- Lead the annual budget, business planning, variance reporting, and re-forecasting processes throughout the year for the portfolio.
- Collaborate with Legal resources to ensure all communities operate in compliance with all local, state, and federal laws including Federal and state Fair Housing Laws.
- Continually refine processes that provide timely input and analysis for proposed development, acquisitions, and dispositions. Participate in the due diligence process as necessary; assist in preparing first-year pro-forma budgets for newly acquired communities; and assist in creating strategies and plans for effective transition of Operations at closing.
- Stay abreast of new technology and collaborate with the Information Technology Department on tech initiatives and solutions to continue to improve all aspects of the operations.
- Contribute to building on the success of MAXX Properties' current operations to continually refine a best-in-class operations team that effectively communicates and collaborates to resolve issues and challenges and works together in the best interest of the company.
- Establish and communicate the best standards for operational, financial, and customer service excellence and create programs and strategies that facilitate consistent, high-level performance in all communities within the portfolio.
- Review and analyze monthly, quarterly, and annual financial reporting, and variances; identify and explore potential problems, and work with the teams to resolve and/or enhance the financial performance of the portfolio.
- Provide direction and support to the corporate and regional teams in developing marketing programs, incentives, and initiatives that encourage a "sales mindset" and motivation to meet and exceed occupancy and revenue goals.
- Encourage a cost-conscious environment focused on budgetary accountability, cost controls, and leveraging economies of scale to obtain optimal pricing while maintaining the quality of services and products.
- Continually refine processes that provide timely input and analysis for proposed development, acquisitions, and dispositions. Participate in the due diligence process as necessary; assist in preparing first-year pro-forma budgets for newly acquired communities; and assist in creating strategies and plans for effective transition of Operations at closing.
- Provide actionable analyses and information on the portfolio that highlights Key Performance Indicators of operating and financial results. Review the information regularly with the managers to help establish operating and capital strategies for each property and proactively communicate about opportunities or issues.
- A high school diploma is required. Bachelor's degree is preferred.
- A minimum of ten years of experience in property operations is required.
- A minimum of five years of experience successfully managing multiple properties.
- Demonstrated strength in recruiting, hiring, developing, and growing talent

- Outstanding communication and presentation skills
- Participation in industry groups is preferred
- Ability to understand financial statements, such as profit and loss statements, general ledgers, budgets, etc.
- Demonstrated ability to prioritize and allocate resources in a dynamic, execution-oriented manner
- Strong organization skills, detail orientation, initiative, decision-making, and a sense of urgency
- Ability to work at both the strategic and tactical levels
- Required to maintain a regular schedule which may also require working outside of the regular schedule, weekends, and non-traditional holidays
