As we continue to expand our operations, we are seeking a dynamic and experienced Vice President of Land Development to join our team in Greenville, SC.
Position Overview:
The Vice President of Land Development will play a pivotal role in leading and overseeing all aspects of Land acquisition, entitlement, and development processes for residential projects. This senior leadership position requires a strategic thinker with a proven track record of successful Land Development initiatives, strong leadership skills, and a deep understanding of the residential homebuilding industry.
Key Responsibilities:
- Strategic Planning: Develop and implement comprehensive Land Development strategies aligned with the company's growth objectives and market opportunities.
- Land Acquisition: Identify and evaluate potential land acquisition opportunities, conduct feasibility studies, negotiate land purchase agreements, and manage due diligence processes.
- Entitlement and Permitting: Lead the entitlement process for new residential developments, including zoning approvals, permitting, environmental assessments, and regulatory compliance.
- Financial Management: Oversee budgeting, forecasting, and financial analysis for Land Development projects, ensuring profitability and cost-effectiveness throughout the development lifecycle.
- Project Management: Direct and coordinate all aspects of Land Development projects, including site planning, engineering design, infrastructure construction, and landscaping.
- Team Leadership: Recruit, develop, and mentor a high-performing Land Development team, providing guidance, support, and leadership to achieve departmental goals and objectives.
- Stakeholder Engagement: Cultivate and maintain strong relationships with internal stakeholders, external partners, government agencies, and community stakeholders to facilitate successful project outcomes.
- Risk Management: Identify potential risks and challenges associated with Land Development projects and implement proactive strategies to mitigate risks and ensure project success.
- Market Analysis: Conduct market research and analysis to identify emerging trends, opportunities, and competitive threats in the residential real estate market, informing strategic decision-making and project planning.
- Quality Assurance: Maintain high standards of quality and design excellence in all Land Development projects, ensuring alignment with company brand and customer expectations.
- Sustainability and Compliance: Incorporate sustainable design principles and practices into Land Development projects, promoting environmental stewardship and compliance with green building standards and regulations.
Qualifications:
- Bachelor's degree in Civil Engineering, Urban Planning, Real Estate Development, or related field required; Master's degree preferred.
- Minimum of 10 years of progressive experience in Land Development, preferably in the residential homebuilding industry.
- Proven track record of successful land acquisitions, entitlements, and development projects.
- Strong leadership abilities with the capacity to inspire and motivate cross-functional teams.
- Excellent communication and interpersonal skills, with the ability to effectively interact with internal and external stakeholders.
- In-depth knowledge of Land use regulations, zoning ordinances, and permitting processes.
- Strategic thinker with the ability to analyze market trends, evaluate risks, and make informed decisions.
- Proficiency in project management software, financial modeling, and Microsoft Office Suite.
- Experience with sustainable design principles and green building practices preferred.
- Professional certifications or licenses in relevant fields are a plus.
