Role Objectives & Responsibilities
The Vice President of Collections and Evictions's primary purpose will be to drive the execution of world-class collections performance at and above industry standards and effective and deliver timely resolution of evictions. This role will be focused on monitoring and addressing operational execution within Collections and Evictions and ensuring business practices comply with regulatory and legal requirements. The Executive Director will develop partnerships with company stakeholders and work closely with legal counsel to promote transparency and collaboration. In this role, the expectation will be to identify risks within Collections and Evictions, bring opportunities and solutions to improve our performance as measured by KPIs, and protect the business interest. The ideal candidate will also be able to identify best practices in Collections, how to drive improved results, be knowledgeable in state and federal laws, and be able to identify and drive forward planning to prepare for company growth and year-over-year improved performance.
This role will also be responsible for evaluating and mapping out an implementation plan to internalize the recovery of debt post-occupancy to further improve overall collections performance
The Executive Director of Collections and Evictions key responsibilities include the following:
- Creating and implementing best practices to increase the number of successful collections and eviction cases
- Utilizing and adapting third-party collection practices to create a more aggressive but balanced approach for the collections staff
- Collaborating with colleagues to achieve KPI targets
- Analyze process data and key KPI performance to identify where improvements are needed
- Ensuring processes are documented and we are achieving full compliance to those processes
- Recruit, train, and evaluate staff members within the collection and eviction departments
- Collaborate with the Director of Collections and Evictions Manager to identify and implement improvement opportunities
- Monitor departmental operations and ensure employees and processes comply with regulatory and legal requirements
- Develop the department culture and promote transparency and collaboration throughout the department. Instill a sense of urgency across the department and a focus on goal attainment
- Serve as the liaison with internal legal counsel
- Demonstrate knowledge of local and federal laws regarding notices, evictions, lockouts, etc.
- Prepare necessary management reporting on all Collection and Eviction cases
- Oversee and prepare as needed, management reporting of all evictions, status, and court updates
- Provide guidance to the Evictions team on follow-up needed with the Sylvan Evictions vendor to ensure timely resolution
- Serve as the internal distribution point for communication of all Collection and Eviction matters and projections
- Represent the company at Zoom and in-person court hearings
- Evaluate and develop the plan to implement a plan that focuses on collections post-occupancy to further improve overall collections performance. Will be required to prepare and present the business case for executive approval
- Define staffing metrics to ensure the department roles are fully staffed to meet the demand as the assets on the platform continue to grow
- Drive timely and effective problem-solving as needed
Requirement Knowledge & Experience
- A bachelor's degree in accounting, finance, law, or a related field is preferred
- A minimum of eight years of senior managerial experience with collections and evictions
- A minimum of ten years in Property Management
- Experience with Microsoft Office is required with a strong emphasis on Excel.
- Knowledge of local and federal laws regarding notices, evictions, lockouts, etc. required
- Demonstrated knowledge of corporate and regulatory best practices
- Strong analytical skills to be able to analyze departmental performance and prepare reports for senior management
