Position Summary
This position is responsible for the physical plant facilities operation for the Main Campus and West Campus Boiler Plants as directed by the Director of Facilities Management and the Chief Engineer. Perform maintenance, repair, improvements in accordance with established policies, procedures, preventative maintenance schedules, trade practices and as necessary to maintain a functional facility; maintains appropriate records/documentation. Assists with coordinating HAZMAT activities.
Essential Duties
• Ensures all work performed in the safest possible manner.
• Promotes and utilizes all available and necessary personal protective equipment (PPE).
• Proactively requests additional safety equipment as needed to continue working in the safest possible manner.
• Observes all safety regulations and policies.
• Employee must be cordial, respectful, helpful, and cooperative in attitude and manner to the community and to other staff members and Facilities Managers.
• Employee will adhere to uniform and grooming requirements.
• Performs mechanical, electrical, control, maintenance, repair, improvement to facilities and operational tasks using instrumentation, equipment, tools of the trade.
• Troubleshoot, supervise, and/or make repairs on gas and fuel pressure lines, boilers, pumps, valves, compressors, motors, controllers, reducing station, heaters, heat exchangers and generators (diesel/gas). As part of maintenance and operations work, must be able to order parts and equipment as necessary from vendors.
• Supervise / make repairs to boiler work such as tube, header and brickwork, casing work and flue work. Install and work on Boiler heating system equipment (pumps, steam traps, steam regulators, valves, packing, Seals, etc.), as required. Silver solder pipe in size up to 4".
• Brazing required.
• Supervise safe operations and maintenance utilizing all equipment and Distributed Control System (DCS) so that the most efficient energy consumption and management can be utilized. This includes generation for peak shaving and best use of resources for the most economical electrical and heating energy utilization including Thermal Storage.
• Analyze and adjust boiler operation to daily load conditions Operate and Troubleshoot Building Management System (BMS) program and components.
• Change/update program.
• Proven experience with Siemen's Systems.
• Perform and evaluate water analysis tests and the proper treatment of boiler water.
• Supervise and maintain records on Boiler Water and Feed Water (BW/FW) treatment, fuel oil, gas, BW/FW chemical consumption, water consumption, steam production and hot water loop temperatures.
• Works with peers, other trade contracted services, and other departmental personnel.
• Responds to physical plant/facilities emergencies.
• Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.
• Completes monthly inspections of remote boiler systems located throughout the campus.
• Assist in the investigation of an employee accident.
• Ensure that accurate and reliable operational records are maintained and recorded for historical purposes and to document performance metrics for the plant.
• Carries out daily work orders as assigned for boiler plant repair and preventative maintenance work.
• Closes work order in the online system (TMA) for review by the Chief Engineer.
• Willing accepts feedback from Chief Engineer and Director of Facilities Management in order to improve performance.
• Perform other related duties in the Boiler Plant as assigned.
Secondary Responsibilities
• Due to the unlimited access normally required by maintenance personnel, employees are expected to respect the sensitive nature of key(s) and report missing keys immediately.
• May be required to supervise temporary help.
• Performs all other duties as assigned.

Required Qualifications
• Class "A" License for operating a high-pressure vessel in the state of Pennsylvania and City of Philadelphia.
• High school, G.E.D. or trade school diploma.
• Completion of a four (4) year apprenticeship program or documented equivalent.
• Eight (8) years industrial/institutional documented experience in Steam Plant Skilled in the generation of high-pressure steam and operation of associated equipment.
• Skilled and trained in mechanical or electrical repair Experience operating Direct Digital Controls (DDC) Proven experience with Siemen's Systems.
• Must be knowledgeable of, able to use/maintain tools, equipment, and instrumentation of the trade. Excellent record documentation and organization skills.
• Ability to work in a service-oriented environment subject to frequently changing priorities.
• Good written and verbal communication skills.
• Proficient in the use of Microsoft Word and excel software.
• Aptitude to work with others as part of a team. Must maintain a valid driver's license.

Physical Requirements and/or Unusual Work Hours
• Ability to walk campus on daily basis.
• Sitting, standing, walking, kneeling, running at times, climbing, lifting (125lbs.), working at heights. Good vision.
• Working conditions that may require some exposure to a dusty environment, heavy odors, and hazardous materials.
• Working condition in confined spaces required.
• At times, may be required to work overtime to support functionality of Power Plant At times, may be required to work an on-call rotation basis.
