Supervisory Responsibilities:
 The Operations Manager is the immediate and direct supervisor of all Community Managers.

Principal Responsibilities:
 New and innovative approaches to continuous improvement through property management operations, which support improved efficiencies and performance.
 Balancing great customer service with strong financial performance, and the capability to develop strong teams.
 Detailed knowledge and awareness of property competition, and other market conditions affecting leasing and operations.
 Foster a positive working environment that supports team members’ dedication to the success of the organization.
 Support Community Manager’s development of annual budgets for the communities comprising the assigned portfolio, and oversees attainment of budgeted goals by analyzing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the accounting department, VP of Operations, Chief Operating Officer and others to address and resolve gaps in the financial performance of the portfolio.
 Ensures that the portfolio and individual communities meet the established operational, financial, and business performance goals by inspecting communities, reviewing financial, market, and operational reports, and developing and implementing appropriate action plans to achieve results.
 Provides leadership to the team of community managers by interviewing, hiring, and training team members, and by managing their performance in accordance with Griffis Residential, our core values, and business practices.
 Reviewing the performance of existing associates and making recommendations as to their promotion, salary adjustments, etc. to the VP of Operations.
 Conducting associate coaching and counseling when necessary (with proper support and witnesses) ensuring confidentiality in handling these issues.
 Oversees the appropriate and adequate staffing at each community and supervises the acquisition, development, and management of community team members.
 Promotes owner and investor satisfaction and retention through timely reporting and on-going communication about the performance of the communities and responds quickly and with urgency to owner/investor concerns, questions, issues, and requests.
 Reviews, analyzes, and interprets market data to identify emerging trends that may impact the performance of the portfolio, and works with the community managers and others to develop and implement market plans that drive occupancy and revenue growth.
 Supports the Operations Specialists through reviewing and listening to customer concerns and the CPR (Customer Problem Resolution) process.
 Ensures that the appearance and physical aspects of the communities meet Griffis Residential standards through routine site and safety inspections, and communicates concerns and requests for capital as needed to provide for the physical upkeep of each community in the portfolio.
 Coordinates work activities and services from vendors, consultants, and other contractors as needed by researching and identifying needs, negotiating contracts and monitoring progress.
 Perform any other duties as assigned by the VP of Operations, Chief Operating Officer or other Executive Officers

Knowledge / Skills / Ability:
 Ability to assimilate into corporate culture which is positive and collaborative, and one which requires accountability.
 Effective communication both written and verbal with a broad range of audiences (investors, corporate executives, property staff, vendors and residents).
 Keep abreast of current changes in technology, processes and standards within the industry and areas of responsibility by attending internal and external training classes, researching and/or subscribing to the internet or other professional publications, or utilizing other appropriate method(s) to obtain business and professional information.
 Lead, motivate, manage and monitor onsite teams.

General Summary of Associate Responsibility:
 Oversee operations of communities in the portfolio, ensuring that teams adhere to established policies and procedures under the direction of the SVP of Operations
 Identifies opportunities and areas for improving Griffis Residential’s overall operation and success by offering suggestions, leading improvement initiatives and working with the onsite teams to implement.
 Maintains financial performance and asset value expectations.

Preferred Education:
 A minimum of five (5) years experience as a Regional or Operations Manager and/or on-site Community Manager in multi-family housing.
 College education, CAM or ARM certification preferred. A high school diploma or equivalent is required.
 Colorado Real Estate license preferred. Must obtain within first 6 months of employment.
