We are seeking a Property Supervisor who can join our team and develop internal controls and processes that will facilitate better teamwork and efficiencies throughout our organization so that we can be a more scalable business and continue to demonstrate leadership in our industry. This is a full-time, salaried, exempt position.
The primary role of this position is to manage a team of Resident Managers and manage projects for properties that do not have Resident Managers. As such, we are looking for someone who has a strong work ethic, leadership experience, is approachable, enthusiastic, innovative, and an excellent communicator.
Here are some of the key responsibilities of this position:
- Implement policies and procedures
- Manage performance of Resident Manager team
- Perform property inspections
- Prepare performance reviews
- Provide coaching and progressive discipline
- Foster Client relationships
- Act as the primary point of contact for your Clients and Resident Managers
- Manage resident issues and escalations
- Prepare weekly reports
- Providing guidance on Tenant Landlord Law for team members
- Train and develop Resident Managers
- Advertise and lease vacant units
- Manage vacancy turns and property improvement projects
- Ensure Company policies are implemented and enforced
- Conduct market studies/comparisons
- Review and approve annual rent increases
- Prepare written correspondence, resident notices, and lease agreements
- Review financial statements for budget variances and notify Client of variances
- Develop and Implement Tenant Retention Programs at their properties
- Prepare budgets for vacancy turns
- Manage delinquency for assigned portfolio
Work schedule: Monday through Friday, a minimum of a 40-hour work week. Some overtime and weekend work will be required, on occasion.
Requirements:Required Experience, Skills, and Abilities:
- Prior industry experience with multi-family housing, minimum 3 years
- Prior management or supervisory experience, at least 1 year
- CAM or similar accreditation, preferred
- Active California DRE license
- Quick learner that is able and willing to learn new technology
- Bachelor’s degree, preferred
- Good organizational and time management skills
- Ability to read financial statements and income and expense projections
- Deadline oriented
- Strong problem-solving skills
- Exceptional Customer Service skills
- Team player and works well independently
- Proficient understanding of the Microsoft Office Suite, including Excel
- Excellent verbal and written communication skills.
- Valid driver's license and proof of auto insurance
- Enjoys using technology for enhancing productivity
- Bilingual (English/ Spanish), preferred

COMPENSATION:
Starting compensation is $65K-$78K per year, depending on experience. In addition, there is a bonus potential of $2K-$8K per year, depending on performance. The following benefits are also included: vacation pay, paid time off, health insurance, vision insurance, dental insurance and 401K match.
