Seeking an organized, personable and detail-oriented Maintenance Supervisor to join the Maintenance Department’s leadership team and help the department carry out services and functions in a safe, professional and timely manner.
We are a growing residential property management company, primarily managing apartment and mixed-use buildings of various sizes in Oakland, Berkeley, San Leandro and other East Bay Area cities.
Responsibilities include:
- Professional and timely relations with tenants, vendors, associates, clients, government and non-government services representatives, etc.
- Assist Director in overseeing and guiding the activities and performance of the maintenance department and departmental staff
- Ensure that department services meet our standards
- Ensure the units under our care meet standards for habitability, safety and marketability.
- Resolving emergencies/escalations that may arise to provide ongoing client/customer satisfaction
- Supplier/Vendor Invoice reconciliation and approvals
- Reconciliation of staff labor reports and timesheets
- Assist director with aspects of unit turn over and capital improvement projects
- Review field inspection reports
- Maintain proper documentation practices to help ensure the ongoing functionality of our systems
- Occasional coordination of after-hour emergency response
- Ensuring the profitability of the department
- Ensure proper operation of regular maintenance routines
- Other tasks or duties as assigned by Maintenance Director or Broker
Requirements include:
- Ability to work and communicate professionally with a wide variety of people and personalities
- Ability to prioritize, organize and complete tasks or multi-step processes is essential.
- Ability to enter data into our software, make use of software reports
- Ability to learn and use new processes, software programs or mobile applications
- Ability and willingness to protect operations by keeping sensitive information confidential
- Consistent and reliable attendance in-office is necessary
- Diplomatic, tactful, team player
- Excellent written and verbal communication skills
- Must have your own vehicle, an excellent driving record and adequate insurance. (mileage is reimbursed)
- Ability to use common Windows and smart phone applications
- Must have satisfactory references
- Appfolio experience a plus
- Property Management experience and interest in the “physical property” side of the business a BIG plus
We use industry leading property management software (Appfolio), and collaboration and productivity software (Microsoft Teams/Outlook/OneDrive/etc). This position will primarily conduct activities in-office, but may occasionally be called to go to properties we manage. Some limited hybrid work may be possible. We have an informal and congenial working atmosphere but high standards for productivity, professional tact and reliability.
