Seeking a Maintenance Supervisor for our Vista, CA property, Oaks Manor. The Maintenance Supervisor is a constant advocate for and a visible representative. The Maintenance Supervisor partners with Property Manager in managing and directing the maintenance team and outside vendors on the assigned community in a manner, which insures the preservation of optimum quality, efficient production, and positive work relationships. This position will be involved in the administrative and managerial work that involves coordinating the activities of the maintenance staff engaged in maintaining and repairing the buildings, grounds, facilities, equipment, and timecards. Primary contacts are with Property Manager, other employees or residents that report concerns or request assistance in fixing problems. Arranges for the upkeep of company facilities, equipment, and property.
The Maintenance Supervisor will oversee maintenance and repairs of electrical, plumbing, heating, ventilation, and air conditioning (HVAC), carpentry, painting, and other building systems.
Supervisory Responsibilities:
- Hires and trains maintenance department staff.
- Organizes and oversees the schedules and work of maintenance staff.
- Conducts performance evaluations that are timely and constructive.
- Handles discipline and termination of employees as needed and in accordance with company policy.
- Daily supervision of the maintenance staff and productivity.
- Reviews and approves all Maintenance team member timecards and PTO requests.
Minimum Education and/or Experience:
- Highschool diploma or equivalent required.
- Minimum of five years of maintenance experience required.
Required Certificates/Licenses:
- Valid California Driver’s License
Essential Skills and Abilities:
- Extensive knowledge of building systems such as plumbing, electrical, and HVAC.
- Excellent analytical and problem-solving skills.
- Ability to identify issues and determine repairs that are needed.
- Ability to plan maintenance schedules for building systems.
- Excellent management and supervisory skills.
- Proficient with Microsoft Office Suite or similar software.
- Proficient with Yardi software programs including inspections.
